About the Role

Fairfield is looking for an intern to assist with analysis of portfolios, assets, acquisitions, development and various research initiatives. The intern will work alongside our analysts, portfolio managers, underwriters, asset managers, developers, executives and property management team to help develop investment business plans by providing the necessary information to make key investment decisions. At the end of the internship program, the intern will present a capstone investment opportunity to Fairfield’s Investment Committee.

Location & Work Environment

This is a 10-week, full-time 2027 summer internship located at Fairfield's corporate office in San Diego, California. The program is intentionally designed as an in-person experience, providing interns with direct exposure to leaders across the organization, hands-on project work, and opportunities to collaborate with teams throughout the real estate investment lifecycle. Housing assistance may be available for candidates who require temporary relocation during the internship.

What You'll Do

Below is a snapshot of what this role is all about. While there is more to it, this is the core focus.

Portfolio Analysis & Reporting

• Monitor portfolio performance, variances from plan, and forecasting activities.
• Report on portfolio and asset performance relative to budget, proforma, and industry benchmarks.
• Assist with portfolio reporting and performance analysis.
• Track operational and financial performance trends.

Acquisitions & Financial Modeling

• Create cash flow projections for potential investment opportunities.
• Assist with financial modeling, valuations, projections, and performance ranking.
• Research market conditions and investment opportunities.
• Prepare analytical materials to support investment decisions.

Development Support

• Assist with preparing, modifying, and updating development proformas.
• Support underwriting and development analysis activities.
• Help prepare development reports and presentation materials.
• Review project assumptions and performance information.

Asset Management

• Review weekly property metrics including vacancy, rental rates, traffic, and delinquencies.
• Conduct reviews of property financials versus budget and assist in addressing variances.
• Shop and analyze competitor properties with Asset Management team members.
• Assist with Asset Management meeting materials and dashboard reporting.

Research & Special Projects

• Support reports, analyses, presentations, and special projects across departments.
• Identify regional, national, and market trends.
• Maintain responsibility for the accuracy and timeliness of assigned work.
• Present a capstone investment opportunity to Fairfield’s Investment Committee at the conclusion of the internship.

What We're Looking For

Education & Certifications

• Currently pursuing a Bachelor’s or Master’s degree in Finance, Real Estate, Economics, Accounting, Business Administration, Urban Planning, Mathematics, or a related field preferred.
• Relevant coursework in finance, investments, valuation, economics, accounting, statistics, or commercial real estate preferred.

Experience

• Desire to learn and grow professionally in the commercial real estate industry.
• Academic, internship, project, or work experience involving financial analysis, research, business analytics, investments, real estate, accounting, economics, or related disciplines preferred.
• Exposure to multifamily housing, commercial real estate, investment management, development, or asset management is preferred.
• Experience preparing reports, presentations, or analytical materials is preferred.

Estimated Rate of Pay:
$23.00 - $25.00
This position is non-exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:

* Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.
