About this role
The Manager, Facilities Transformation & Capital Programs uses facilities spend, robust asset and work order data, vendor performance, and operational trends to identify root causes, shape strategy, reduce R&M costs, improve asset performance, and guide smarter maintenance capital decisions across the company-owned restaurant portfolio.
Reporting to the Vice President, Facilities Management, the Manager leads execution of facilities-related projects from planning through delivery, including maintenance capital governance, program development, stakeholder communication, and results tracking. This role translates insights into business cases and long-range capital plans, including PCI programs that proactively replace critical equipment, reduce R&M and utility costs, mitigate risk, and support compliance. The Manager ensures capital and resources are focused on the right assets, restaurants, and business needs while keeping partners aligned on priorities, risks, decisions, and outcomes.
RESPONSIBILITIES
- Lead enterprise facilities performance analysis across spend, vendors, assets, work orders, capital, and operational trends. Identify root causes, recurring issues, cost drivers, risk areas, and opportunities to improve restaurant performance and reduce downtime. Apply root cause analysis to reduce recurring costs, inform targeted training needs, strengthen vendor accountability, and support manufacturer performance conversations that benefit both company-owned restaurants and franchisees.
- Translate facilities analysis into executive-ready insights, business cases, prioritization recommendations, and decision-support materials that inform leadership decisions, capital planning, vendor performance, and operational priorities. Own enterprise Facilities insights requests, including ad hoc business inquiries where asset, work order, vendor, or performance data can support better decision-making. Use analysis to advance programs that improve restaurant performance, unlock efficiencies, and reduce costs.
- Own Facilities projects and programs end to end, from planning through execution, closeout, and results tracking. This includes the Proactive Capital Investment program, cyclical facility programs such as roof replacements, parking lots, and paint, and ad hoc installations or initiatives. Through PCI, this role drives proactive replacement of critical equipment and programs that reduce R&M and utility costs, mitigate downtime and safety risks, and support compliance. Establish project plans, timelines, milestones, risk tracking, stakeholder communication, and regular status reporting. Support maintenance capital governance by using asset data, R&M trends, operational risk, and financial impact to prioritize investment in the highest-need, highest-value assets and restaurants.
- Develop and maintain the Facilities communication strategy for internal and external stakeholders. Ensure clear, timely messaging on project schedules, program updates, process changes, performance insights, and decisions needed to keep partners aligned.
- Partner across Facilities, Finance, Operations, Development, Procurement, and vendors to connect insights to action, remove barriers, and ensure initiatives are field-ready, financially sound, and operationally sustainable.
EDUCATION QUALIFICATIONS
Minimum: 4 yr Degree in Facilities Management, Business, Finance, Analytics, Construction Management, Operations, or related field.
Preferred: Project Management Professional (PMP), change management, data analytics, or related certification.
EXPERIENCE QUALIFICATIONS
Minimum: 10+ years of experience in facilities management, project management, business analytics, operations, finance, restaurant operations, retail facilities, or related fields.
- Experience translating data and performance trends into actionable recommendations for leadership and operational stakeholders.
- Experience managing cross-functional projects, programs, timelines, risks, and stakeholder communication.
- Experience developing executive-ready summaries, business cases, performance updates, or decision-support materials.
- Demonstrated ability to manage multiple priorities while driving measurable outcomes.
- Strong analytical, communication, organization, and problem-solving capabilities.
Preferred
- Experience in multi-unit restaurant, retail, hospitality, healthcare, or commercial facilities environments.
- Experience with CMMS, work order management systems, Power BI, financial reporting tools, project management tools, or facilities analytics platforms.
- Experience supporting capital planning, vendor performance management, asset lifecycle planning, or proactive maintenance programs.
- Experience developing communication plans, stakeholder updates, and change management materials for field or operations audiences.
