Job Title: Construction Project Manager 4 Job Description
This role oversees large-scale, non-IT construction projects with a strong focus on commercial, industrial, mission-critical, and data center environments. The Construction Project Manager 4 plans, directs, and coordinates all phases of construction, from design review and scheduling through commissioning and turnover to operations. The position requires a strong field presence, close collaboration with contractors and internal stakeholders, and the ability to manage cost, schedule, quality, risk, and technical issues across complex projects.
Responsibilities
- Plan, direct, and coordinate non-IT projects, including construction and engineering initiatives, to ensure scope, schedule, budget, and quality objectives are met.
- Develop detailed project plans and schedules, define milestones, and direct the integration of technical activities across multiple disciplines.
- Coordinate and lead daily activities on large-scale data center and mission-critical construction projects, including field walks and site inspections.
- Present and explain project proposals, progress reports, findings, and recommendations to clients and internal stakeholders.
- Recruit, assign, direct, and evaluate project team members and oversee the development and maintenance of staff competence.
- Collaborate closely with general contractors, trade partners, vendors, operations teams, and internal stakeholders to align on project goals and execution strategies.
- Analyze technology options, resource needs, and market demand to plan and assess project feasibility and inform decision-making.
- Confer with management, production, and marketing staff to define project specifications, procedures, and priorities.
- Review, recommend, and approve contracts, cost estimates, and change orders to ensure financial control and alignment with project objectives.
- Utilize construction scheduling and project control tools to perform milestone tracking, critical path analysis, and progress reporting.
- Monitor production processes, quality control measures, and costs to support efficient construction and effective distribution of materials and resources.
- Lead and participate in commissioning activities, ensuring systems are tested, validated, and turned over successfully from construction to operations.
- Identify, track, and manage project risks, issues, and dependencies, and implement mitigation strategies to protect schedule and budget.
- Resolve technical issues in the field related to electrical, mechanical, mission-critical, or infrastructure systems in collaboration with design and construction teams.
- Conduct regular schedule reviews, analyze variances, and develop recovery plans when needed to maintain critical path and key milestones.
- Lead project meetings, document decisions and action items, and ensure timely follow-up and closure.
- Prepare and deliver clear, concise project documentation, including status reports, meeting minutes, and progress updates for executive leadership and field teams.
- Support project turnover activities, ensuring seamless transition from construction through commissioning and into steady-state operations.
- Ensure compliance with safety standards, quality requirements, and organizational policies throughout all phases of the project.

- Proficiency with computer software such as Microsoft Word, Microsoft PowerPoint, Microsoft Project, and Visio.
- 5+ years of experience managing construction projects, specifically commercial, industrial, mission-critical, or data center projects, including cost, schedule, quality, and risk management.
- 3+ years of experience in construction scheduling and project controls using tools such as Primavera P6, Microsoft Project, or equivalent, including milestone tracking, critical path analysis, and project reporting.
- 3+ years of technical construction experience working with electrical, mechanical, mission-critical, or infrastructure systems, including design reviews, commissioning, troubleshooting, and field execution.
- Proven ability to manage contractors, schedules, budgets, risks, and technical issues while maintaining clear communication with both executive leadership and field teams.
Additional Skills & Qualifications
- Bachelors degree in business administration or a related field.
- PMI or PMP certification preferred.
- 810 years of overall project management and scheduling experience in construction or related non-IT project environments.
- Background in electrical, mechanical, civil, or construction management disciplines is highly desirable.
- Experience managing commercial, industrial, mission-critical, or data center construction projects with strong exposure to field operations and project management.
- Familiarity with data center, commissioning, or critical infrastructure projects is preferred but not required for candidates with strong construction management fundamentals.
- Comfort working with cross-functional teams, including general contractors, trade partners, vendors, operations teams, and internal stakeholders.
- Ability to lead meetings, track action items, and drive accountability to ensure timely completion of project tasks.
- Strong organizational skills and the ability to handle multiple concurrent projects or project components.
Work Environment
This role is based in Phoenix, AZ and follows a standard schedule of approximately 40 hours per week. The position requires regular presence on active construction sites, including large-scale data center and mission-critical facilities, with frequent field walks, contractor coordination, and on-site inspections. The work environment involves close collaboration with general contractors, trade partners, vendors, operations teams, and internal stakeholders to ensure safety, quality, cost, and schedule objectives are achieved. The role requires regular use of project management and productivity tools such as Microsoft Project, Word, PowerPoint, and Visio, as well as construction scheduling software such as Primavera P6 or equivalent. The position operates in a safety-focused environment where appropriate personal protective equipment is required, including a monitor, keyboard, headset, and mouse for office work, and a Class 2 safety helmet, Class 2 or higher safety vest, cut and impact resistant gloves, ANSI Z87.1 or higher safety glasses or visor, composite toe work boots made of leather or leather alternative that extend at least 4 inches above the ankle, and a Class 2 or higher reflective jacket suitable for cold and wet weather for field work.

Pay and Benefits
The pay range for this position is $70.00 - $90.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
