Position Summary

IRG Realty Advisors is seeking a Project Manager to join our Construction & Development team. This role is responsible for coordinating and managing commercial and industrial construction projects from planning through completion, helping to ensure projects are delivered safely, on schedule, within budget, and in accordance with client expectations.

Working closely with construction leadership, contractors, consultants, and internal stakeholders, the Project Manager supports project execution, budget management, scheduling, documentation, and communication throughout the project lifecycle.

The ideal candidate is organized, solutions-oriented, and comfortable managing multiple projects and priorities in a fast-paced environment.

What You'll Do

Project Coordination & Execution

- Manage assigned commercial and industrial construction projects from planning through closeout.

- Assist in the development and maintenance of project budgets, schedules, scopes of work, and project plans.

- Coordinate project activities with contractors, consultants, vendors, clients, and internal teams.

- Monitor project progress and communicate potential schedule, budget, or operational concerns.

- Review drawings, specifications, and project documents to support successful project delivery.

- Help ensure projects are completed in accordance with approved schedules, budgets, and quality expectations.

- Coordinate project closeout activities, including punch lists, turnover documentation, warranties, and final deliverables.

Budget & Contract Administration

- Assist with project estimating, budgeting, and cost tracking.

- Solicit and evaluate subcontractor and vendor proposals.

- Review scope submissions and compare pricing to support purchasing decisions.

- Support change order management, project forecasting, and budget reporting.

- Review project invoices and supporting documentation for accuracy and completeness.

- Identify opportunities to improve project efficiency and control costs.

Vendor & Project Team Coordination

- Develop and maintain productive working relationships with contractors, consultants, suppliers, and project stakeholders.

- Assist with subcontractor and vendor qualification activities.

- Coordinate schedules and project expectations among vendors, contractors, and consultants.

- Monitor project performance and communicate concerns to leadership when necessary.

Documentation & Reporting

- Maintain accurate project records, logs, correspondence, and documentation.

- Coordinate project reports, meeting minutes, schedules, and status updates.

- Support the preparation and maintenance of project files throughout the project lifecycle.

- Assist with as-built documentation and project closeout packages.

- Ensure project information is organized, complete, and readily accessible.

Safety & Client Service

- Promote safe work practices on all project sites.

- Support compliance with OSHA requirements and established project safety expectations.

- Maintain professional and responsive communication with clients, contractors, and project partners.

- Build strong working relationships by providing reliable support and project follow-through.

- Help deliver a positive client experience throughout project execution.

What You'll Bring

- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.

- 4+ years of experience supporting or managing commercial, industrial, or construction-related projects.

- Experience working with construction budgets, schedules, project documentation, and contractor coordination.

- General understanding of construction practices, project delivery methods, and industry terminology.

- Strong organizational, problem-solving, and time management skills.

- Excellent written and verbal communication abilities.

- Proficiency with Microsoft Office Suite, including Excel, Word, Outlook, and Project.

- Ability to manage multiple projects and competing priorities in a deadline-driven environment.

- Self-motivated, dependable, and able to work independently while collaborating effectively with others.
