Job Title:         Director of Facilities Management
Classification: Exempt
Reports to:     Vice President of Strategic Operations and Human Resources
Salary Range: $58,000 - $62,000

Position Purpose :
The Director of Facilities Management leads the maintenance, repair, and operation of North Central University's buildings, grounds, infrastructure, equipment, and fleet. This position oversees facilities staff, contractors, preventative maintenance programs, capital projects, budgets, equipment maintenance, and snow removal operations to ensure a safe, functional, and well-maintained campus.

Responsibilities include but are not limited to:
Facilities & Operations
- Direct maintenance and operation of campus buildings, grounds, utilities, and mechanical systems.
- Implement preventative maintenance programs and oversee work order systems.
- Conduct facility inspections, prioritize repairs, and ensure regulatory compliance.
- Manage maintenance tools, equipment, inventory, and vendor contracts.
Equipment & Snow Operations
- Oversee maintenance, repair, and replacement planning for vehicles, grounds equipment, and snow removal equipment.
- Direct campus snow and ice management operations, including staffing, contractors, equipment readiness, and emergency response.
Projects & Budget Management
- Plan, coordinate, and supervise capital projects, renovations, and major repairs.
- Obtain bids, manage contractors, monitor project budgets, and ensure quality completion.
- Develop and manage operating and capital budgets, including a five-year facilities and equipment replacement plan.
Leadership & Team Development
- Hire, train, supervise, and evaluate facilities personnel.
- Assign work, promote safety, and develop staff knowledge and technical skills.
- Foster strong communication and partnerships across campus departments.
Emergency Response
- Lead facilities-related emergency response efforts and support campus operational continuity during severe weather and other emergencies.
- Must be available to respond to facilities emergencies, severe weather events, utility outages, and other operational issues outside normal business hours as needed.

Job Qualifications :
# Minimum Education and Experience
Bachelor's degree in Facilities Management, Construction Management, Engineering Technology, or a related field, plus three years of relevant leadership experience; or five years of facilities, maintenance, construction, or mechanical operations management experience.

Preferred Certifications 
- Facilities Management Professional (FMP)
- Certified Facility Manager (CFM)
- OSHA 30-Hour Certification
- First Class C Boiler Operator License
- HVAC, electrical, plumbing, or mechanical systems certifications

Knowledge, Skills and Abilities

- Demonstrated Christian character and servant leadership.
- Commitment to the University’s mission and statement of faith.
- Demonstrated knowledge of building systems, preventative maintenance, equipment repair, budgeting, and project management.
- Experience supervising maintenance personnel, contractors, and snow removal operations preferred.
- Strong leadership, communication, problem-solving, and organizational skills.
- Ability to work in varying environmental conditions, climb ladders, lift up to 75 pounds, and respond to emergencies as needed.
- Must successfully pass a Kari Koskinen background check.

Physical Requirements
- Ability to regularly stand, walk, bend, kneel, climb, and perform physically demanding maintenance work.
- Ability to climb ladders, scaffolding, and elevated work platforms.
- Ability to work in mechanical rooms, confined spaces, rooftops, and construction areas.
- Ability to lift, carry, push, and pull up to 75 pounds.
- Ability to operate hand tools, power tools, shop equipment, and snow removal equipment.
- Ability to perform repetitive hand, wrist, and arm movements.
