POSITION SUMMARY

The Warehouse Facilities Manager owns the entire ServiceMaster NCR facility in Alexandria, VA: the building, its systems, its grounds, and everything that operates inside it. This role sits above the warehouse operation, providing leadership and accountability for the Warehouse Manager and warehouse team while also owning building maintenance, safety, security, and facility compliance for offices, shop areas, and the warehouse alike.

This is a hands-on leadership role. You'll keep the building safe, functional, and inspection-ready; manage maintenance vendors and repair projects; control the facility budget; and make sure the warehouse operation behind our crews (equipment, fleet, supplies, and customer contents) runs efficiently. You'll work closely with the COO, Project Managers, the Director of Production, and HR to keep the facility and our people ready to respond to scheduled jobs and emergencies.

ESSENTIAL JOB FUNCTIONS

Facility Management

- Oversee the full Alexandria facility, including offices, warehouse, shop areas, parking, and grounds, ensuring the building is safe, clean, functional, and compliant

- Plan and manage preventive and corrective maintenance for building systems, including HVAC, electrical, plumbing, lighting, roofing, overhead and dock doors, and compressed air

- Ensure fire and life-safety compliance, including fire alarm and sprinkler inspections, extinguisher service, emergency lighting, exit signage, and fire marshal inspections

- Manage access control, including keys and badges, alarm systems, security cameras, and after-hours protocols

- Serve as the primary point of contact with owners on building-related maintenance, repairs, and building issues

- Manage facility vendors and service contracts (janitorial, HVAC, pest control, waste and recycling, landscaping, snow removal, alarm monitoring); solicit bids, negotiate pricing, and hold vendors accountable to scope

- Develop and manage the facility budget, track utility and maintenance spend, and identify cost-saving opportunities

- Plan and oversee facility improvement projects such as space reconfiguration, racking installation, office moves, and buildouts, coordinating contractors and permits as needed

- Maintain the facility emergency action plan, including evacuation routes, severe weather and power outage response, and spill response procedures

Warehouse Operations Leadership

- Directly supervise the Warehouse Manager (or Assistant Warehouse Manager), setting priorities, coaching, and holding the warehouse team accountable for performance

- Provide oversight of daily warehouse operations, including inventory control, the cage assignment system, the shared equipment Sign-In/Sign-Out Log, and equipment inspection and maintenance

- Oversee the company vehicle fleet program, including maintenance, repairs, inspection compliance, fuel and toll programs, and registration/insurance documentation

- Oversee customer contents operations, including pack-out crate inventory, chain-of-custody tracking, contents cleaning, and storage in line with bailee's coverage requirements

- Approve supply ordering, purchase orders, and capital equipment requests; monitor spend against budget and forecast future equipment and supply needs

- Partner with Project Managers and field Supervisors to ensure equipment and facility resources support scheduled jobs and emergency response

Safety & Compliance

- Ensure facility-wide compliance with OSHA, EPA, DOT, and local fire and building code requirements

- Maintain required records, including inspection reports, SDS library, hazardous waste documentation, forklift certifications, and maintenance logs

- Lead facility safety walkthroughs, correct hazards promptly, and partner with HR on incident reporting and investigations

ADDITIONAL RESPONSIBILITIES

- Participate and contribute to safety policy and SOP development

- Support with onboarding logistics, including vehicle setup, building access, keys and badges, and equipment and PPE issuance

- Coordinate facility support for company events, trainings, and visitors

- Assist with disposal/dumpster vendor coordination and warehouse staging for pack-out and pack-back jobs as needed

- Support facility needs for affiliated operations as assigned

PHYSICAL REQUIREMENTS

- Ability to lift and carry up to 50 lbs regularly

- Prolonged standing, walking, and moving throughout the facility during the workday

- Ability to climb ladders and access roofs, mezzanines, and mechanical areas for inspections

- Ability to operate a forklift (certification preferred)

- Ability to operate a company vehicle for local errands, vendor visits, and fleet-related tasks

- Ability to bend, kneel, and reach overhead when inspecting building systems, inventory, or equipment

- Ability to wear required PPE, including respiratory protection, when handling or inspecting equipment returning from mold, fire, or biohazard jobs

WORK ENVIRONMENT

Primarily on-site at the Alexandria, VA facility, split between office, shop, and warehouse areas, with occasional travel for vendor coordination, fleet management, or supplier visits. The environment includes indoor warehouse conditions, outdoor exposure during grounds and roof inspections, and exposure to restoration equipment and materials. Must be available to respond to after-hours facility emergencies such as alarms, power loss, or water intrusion.

QUALIFICATIONS

Required

- Minimum 5 years of experience in facilities management, building maintenance, warehouse operations, or a related operations role

- Minimum 3 years of supervisory experience, including managing a supervisor or team lead

- Forklift operator certification

- Working knowledge of building systems (HVAC, electrical, plumbing, fire and life safety)

- Experience managing vendors, service contracts, and a departmental budget

- Valid driver's license with a satisfactory driving record

- Strong organizational, leadership, and problem-solving skills

- Comfortable working with inventory, fleet, maintenance (CMMS), and Microsoft Office software

Preferred

- Experience in a restoration, construction, property services, or field-services environment

- Facilities certification such as FMP (Facility Management Professional) a plus.

- OSHA 30-Hour certification

- Forklift Trainer Certification

- Familiarity with fleet management processes and DOT compliance

- Familiarity with OSHA standards relevant to hazmat, PPE, and respiratory protection (PAPRs)

- Bilingual English/Spanish a plus
