About this role
We are seeking an experienced Project Manager to lead commercial drywall and metal framing projects from contract award through final closeout. The ideal candidate has proven experience managing commercial drywall, metal framing, acoustical ceilings, and related interior construction scopes and understands the unique scheduling, coordination, procurement, and cost-control requirements of these projects.
This position will have ownership of project execution, including scheduling, budgeting, procurement, subcontractor management, change orders, documentation, client communication, and financial performance . The successful candidate will work closely with general contractors, owners, field teams, subcontractors, suppliers, and internal estimating and operations teams to ensure projects are delivered safely, on schedule, within budget, and to quality standards.
Key Responsibilities
- Manage commercial drywall, metal framing, acoustical ceiling, and related interior construction projects from contract award through completion and closeout.
- Develop and maintain project schedules, budgets, procurement plans, manpower requirements, and execution strategies.
- Review drawings, specifications, contracts, scopes of work, and project documents to verify requirements and identify potential issues.
- Coordinate with owners, architects, general contractors, subcontractors, suppliers, superintendents, and field crews throughout the project lifecycle.
- Monitor project financial performance, including labor productivity, material costs, subcontractor costs, billing, change orders, and overall profitability.
- Manage RFIs, submittals, change orders, purchase orders, pay applications, invoices , and other project documentation.
- Coordinate material procurement and track lead times to ensure materials are available when required.
- Conduct regular jobsite visits to monitor safety, quality, productivity, installation progress, and schedule performance.
- Manage subcontractor and vendor performance and address issues affecting project cost, schedule, quality, or execution.
- Identify project risks and develop practical solutions to minimize cost, schedule, and quality impacts.
- Lead project meetings and provide clear updates to clients, general contractors, stakeholders, and company leadership.
- Coordinate with estimating and field operations to ensure accurate project handoffs and effective execution.
- Review contract requirements and project scope to identify potential change-order opportunities and cost exposures.
- Oversee punch-list completion, warranty items, final documentation, turnover, and project closeout.
- Build and maintain strong relationships with clients, general contractors, subcontractors, suppliers, and internal teams.
Requirements
- 3+ years of Project Management experience in commercial drywall, metal framing, acoustical ceilings, flooring, or related interior construction.
- Required: Direct experience managing commercial drywall and metal framing projects.
- Strong understanding of commercial interior construction methods, sequencing, scheduling, budgeting, procurement, contracts, and cost control.
- Ability to read and interpret architectural drawings, specifications, contracts, scopes of work, and other construction documents.
- Proven experience managing multiple commercial construction projects or project scopes simultaneously.
- Experience managing subcontractors, vendors, field teams, general contractors, and clients.
- Working knowledge of project financials, labor productivity, material costs, change orders, and billing.
- Proficiency with construction management software such as Procore, Bluebeam, Microsoft Project , or similar platforms.
- Strong leadership, communication, negotiation, organizational, and problem-solving skills.
- Ability to manage multiple priorities and deadlines in a fast-paced construction environment.
- High school diploma or equivalent required.
- Bachelor's degree in Construction Management, Engineering, or a related field preferred.
