The Assistant Development Manager supports senior Development leadership by managing properties under the oversight of the Sr Development Manager. You should be focused on building full-cycle development experience, helping execute on all development objectives from the due diligence phase through turnover to property management and stabilization. As the Assistant Development Manager, you are looking to become the "Quarterback" of any given development project. You should have the desire to coordinate between multiple consultants and professionals to meet a common goal. You should be building a wide range of knowledge about the different aspects of the built environment and what it takes to bring a property from an idea to reality. As the Assistant Development Manager, you should be building the confidence to take the reins of a given project and take pride in its outcome. You will also represent Pontikes, LLC in a positive and professional way to all clients, consultants, and contractors. Pontikes, LLC has a deep bench of experts in finance, construction, and property management to provide support, but the Development Team is responsible for tapping into these internal and external resources as needed to make the project a success. PRIMARY DUTIES & RESPONSIBILITIES
- Managing all aspects of the development process for new projects from concept through entitlement, design, construction, delivery, and stabilization/ disposition.
- Managing all third-party consultants, including architects, engineers, attorneys, planners, contractors, vendors, leasing teams, and property management teams.
- Develop and control project budgets, schedules, scopes, quality, and risk management on assigned
- Coordinate closely with construction and design to ensure cost, quality, & schedule alignment.
- Be a part of preparing and managing development pro formas, budgets, & cash flow
- Monitor project performance against underwriting
- Assist with capitalization efforts, including lender coordination and investor marketing
- Managing cost-control throughout the project life
- Oversee the zoning, entitlement, and permitting process with the lease-up and exit strategy in
- Interfacing with municipalities, utility providers, regulatory agencies, neighboring property owners, and other
- Managing & communicating entitlement risk and
- Be a part of assisting the Real Estate Team in underwriting acquisitions by reviewing feasibility and site due diligence.

EXPERIENCE
- 4yrs minimum managing projects in the construction, architectural, engineering, or real estate
- BS in Real Estate, Development, Finance, Engineering, Architecture, Construction Management, or Urban Planning
