This hybrid role requires a dedicated on-site manager who can both direct daily operations and personally handle resident-facing service. - Supervise on-site staff and vendors (e.g., admin, maintenance, concierge, valet, security) as applicable to the community.

- Conduct daily property inspections; open, track, and follow up on work orders through resolution.

- Manage vendor contracts and coordinate vendor access with security; obtain and compare bids for Board review.

- Manage amenity and gate access for residents, guests, and vendors, including fobs, codes, and credentialing.

- Process invoices and maintain budget and financial reporting awareness; maintain and update the HOA binder.

- Prepare and deliver a weekly Management Report to the Board; prepare materials for Board meetings.

- Manage amenity reservations and oversee events, including setup and breakdown support.

- Enforce community guidelines through communication and by sending violation notices as needed.

- Respond to all calls and emails within 24 hours of receipt.

- Maintain current knowledge of state and regulatory statutes and the community’s governing documents, policies, and procedures.

- Build and maintain positive resident relationships, resolving concerns promptly and driving continuous service improvement.

- Perform other duties as assigned.
