Job Title: MEP Superintendent Job Description The MEP Superintendent leads the technical delivery, coordination, and commissioning of mechanical, electrical, plumbing, and fire (MEPF) systems across complex commercial construction projects. This role focuses on providing hands-on leadership for facility management processes, commissioning management, and operational project readiness, ensuring that building systems are fully functional, reliable, and aligned with project requirements. Responsibilities
- Work on behalf of and in concert with internal construction and facility teams to deliver high-performing MEPF systems.
- Interface, coordinate, and directly manage MEPF trade partners through design and plan development, inspections, and the full commissioning (Cx) testing process.
- Apply standard MEPF and building controls testing procedures using appropriate tools and equipment to verify system performance.
- Lead and manage a team to deliver Operational Project Readiness (OPR) and serve as the primary driver of Commissioning Management (CxM) services on multiple projects.
- Review contract documents, including design drawings, submittals, shop drawings, and specifications, to ensure constructability, operability, and functionality requirements are met.
- Develop project-specific commissioning plans and project execution plans in accordance with contract documents and established templates.
- Create and maintain commissioning schedules based on CPM milestones using the scheduling software required by the contract documents.
- Establish testing and certification requirements for each piece of equipment and manage documentation through the commissioning software platform.
- Review Level 2 and Level 3 commissioning scripts to ensure accuracy, completeness, and alignment with project requirements.
- Oversee the implementation of visual tracking and status tools to monitor commissioning progress.
- Develop agendas and lead project commissioning team meetings, clearly communicating commissioning schedules, sequencing, constraints, and issues.
- Document MEPF equipment inspections and testing activities, tracking and driving issue resolution to support system start-up and commissioning.
- Oversee management and document control of commissioning progress via the commissioning software platform.
- Coordinate and manage Level 4 and Level 5 commissioning testing activities on behalf of the project team.
- Communicate regularly with employees, trade partners, and external stakeholders regarding project status, commissioning activities, and field administration topics.
- Read and interpret blueprints and verify field measurements to support accurate installation and commissioning of systems.
- Recognize, troubleshoot, document, and optimize facilities processes and building system operations.
- Read and interpret financial data related to facilities to support informed decision-making and project management.
- Perform other duties as assigned in support of project and organizational goals.
Essential Skills
- Minimum 10 years of experience in commercial construction with an MEPF or building controls contractor, general contractor, or commissioning (Cx) agency.
- Strong mechanical, electrical, and construction, particularly in data centers or other critical facilities.
- Proven experience with P6 and/or MS Project for scheduling and project planning.
- Demonstrated familiarity with commissioning processes and quality control (QA/QC) practices.
- Strong working knowledge of facilities operations and building systems.
- Ability to function as part of a high-performance team and work collaboratively in a mobile work environment.
- Software proficiency in Microsoft Office, including Excel, Project, Word, and SharePoint.
- Proficiency with computer software such as Microsoft Office Suite and Adobe Cloud.
- Strong project management skills with the ability to manage multiple projects and priorities.
- Ability to recognize, troubleshoot, document, and optimize facilities processes and systems.
- Effective written and verbal communication skills, including the ability to communicate complex issues clearly in written format and oral presentations.
- Strong attention to detail and excellent documentation skills.
- Ability to read and interpret financial data related to facilities.
- Good understanding of critical facility environments, including hospitals, airports, and data centers.
- Valid drivers license and ability to operate a vehicle as required.
Additional Skills & Qualifications
- Bachelors degree or relevant experience, preferably in Facilities Management, Mechanical Engineering, Electrical Engineering, Construction Management, Engineering, or MEP Construction Management.
- Experience working with commissioning software platforms for documentation and progress tracking.
- Experience developing commissioning plans, project execution plans, and commissioning schedules based on CPM milestones.
- Familiarity with building controls systems and standard MEPF testing procedures.
- Experience leading cross-functional commissioning teams and facilitating project meetings.
- Ability to work effectively in environments that include hospitals, airports, data centers, and other critical facilities.
- Comfort working in both office and field settings, including jobsite coordination and field verification activities.
Work Environment This role operates primarily in a heavy construction and critical facilities environment, with frequent movement between office and field locations. The position is classified as Heavy Work, requiring the ability to exert up to 100 pounds of force occasionally, up to 50 pounds of force frequently, and up to 20 pounds of force constantly to move objects. The individual will periodically walk, kneel, sit, crouch, reach, stoop, speak, push, pull, lift, stand, and type, with the frequency of each activity varying based on workflow and field demands. The role requires frequent walking around active jobsites, as well as climbing ladders, stairs, scaffolding, and ramps at various heights. The ability to maintain balance while walking, standing, or crouching is essential. The position involves regular stooping, reaching in multiple directions, and grasping objects using fingers and palms. Visual acuity is required to read written communications, review mail submissions, read blueprints, verify field measurements, and operate a vehicle as appropriate. The MEP Superintendent will sometimes operate a computer, tablet, and standard office equipment such as calculators and phones. The role involves frequent communication with employees and external stakeholders regarding office and field administration, project progress, and commissioning activities. The work environment includes occasional exposure to high and low temperatures, frequent exposure to noisy conditions, and outdoor elements such as precipitation and wind. Pay and Benefits
The pay range for this position is $100000.00 - $130000.00/yr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
