Position Overview

Superior Skilled Trades is partnered with a leading construction organization seeking an experienced Senior Project Manager to oversee the successful delivery, financial performance, and overall execution of major construction projects throughout the DMV Region.

The Senior Project Manager will provide overall leadership and direction from preconstruction through project closeout, with responsibility for project financials, schedule, quality, safety, client relationships, subcontractor performance, and the full project scope.

The ideal candidate is a highly experienced construction professional with a proven track record of successfully managing projects valued at $50 million or more , maintaining strong client relationships, and delivering profitable projects on schedule and to the highest standards of quality.

Essential Duties & Responsibilities

- Provide overall leadership and direction for construction projects from preconstruction through final closeout.
- Maintain responsibility for the overall financial performance, schedule, quality, safety, and full scope of the project .
- Establish project objectives, responsibilities, schedules, and expectations for the project team.
- Enforce company safety policies and all applicable local, state, and federal safety requirements.
- Build and maintain strong relationships with Owners, Architects, Engineers, Construction Managers, subcontractors, and other industry partners.
- Develop new business relationships and identify opportunities for future projects.
- Maintain knowledge of current market conditions, pricing trends, and construction industry developments.
- Participate in preconstruction, estimating, bidding, constructability reviews, and project planning.
- Collaborate with Estimating, Scheduling, BIM, Operations, and Proposal Management teams.
- Provide input for RFP responses, logistics plans, project schedules, and construction approaches.
- Lead project interviews and presentations with Owners and project stakeholders.
- Work with the Project Scheduler to develop and maintain the project schedule.
- Monitor project progress and ensure construction activities remain on schedule.
- Manage procurement activities, including scopes of work, subcontractor agreements, procurement tracking, and negotiations.
- Oversee subcontractor performance to ensure compliance with contract requirements, schedule, quality, safety, and scope.
- Lead and participate in regular subcontractor and project team meetings.
- Serve as a primary point of contact for Owners, Architects, and Construction Managers regarding project progress, financial performance, changes, and issues.
- Prepare for and lead regularly scheduled Owner meetings.
- Manage project cost control systems and ensure compliance with the approved budget.
- Track potential and approved change orders and oversee monthly cost-to-complete forecasting.
- Monitor project financials, cash flow, committed costs, forecasted costs, and overall profitability.
- Identify and communicate project risks and develop strategies to mitigate financial, schedule, quality, and contractual exposure.
- Manage project permitting requirements, including building, occupancy, and other required permits.
- Oversee the RFI and submittal processes to ensure project requirements are met.
- Prepare monthly owner requisitions and manage the funding and approval process.
- Review and approve subcontractor applications for payment and vendor invoices.
- Participate in monthly company project reviews and communicate project risks, financial performance, schedule status, and overall project health.
- Manage project closeout activities and ensure timely completion, turnover, and release of retention.
- Mentor and develop Project Managers, Assistant Project Managers, and other project team members.
- Utilize current construction technology and software to manage projects in a digital and paperless environment.
- Represent the company professionally with Owners, clients, design teams, subcontractors, and industry partners.

Qualifications

- Minimum 8+ years of construction project management experience.
- Proven experience managing construction projects valued at $50 million or more .
- Demonstrated responsibility for the financial management, quality, schedule, safety, and full scope of major construction projects .
- Bachelor's degree in Construction Management, Business, Engineering, or a related field preferred.
- Proven history of successful project delivery, client satisfaction, and profitability.
- OSHA 30-hour certification.
- First Aid and CPR certification.
- LEED Specialty Accreditation preferred.
- Proficiency with Microsoft Office 365, Procore, and Bluebeam .
- Working knowledge of Primavera scheduling and BIM .
- Strong understanding of construction contracts, cost management, scheduling, procurement, change orders, and subcontractor management.
- Excellent written, verbal, organizational, and interpersonal communication skills.
- Strong leadership and team-building abilities.
- Ability to manage multiple priorities, projects, and deadlines effectively.
- Self-motivated, trustworthy, organized, and committed to delivering high-quality work.
- Ability to work effectively in a digital and paperless project environment.
- Willingness to travel throughout the DMV Region as required.

Compensation & Benefits

- Base Salary: $140,000–$180,000 annually
- Annual Bonus: 10% performance-based bonus
