***This position is for a Building Operator based in Calgary, AB.***
About the Role
You are a collaborative team player who thrives on delivering exceptional customer service to our clients. You are highly organized and capable of managing daily operations, including water treatment testing and the supervision of HVAC systems, equipment logs, lighting, plumbing, pneumatic systems, and DDC systems. You respond promptly to occupant requests and take a proactive approach to problem-solving. You also understand that, given the unique nature of the property, you may be called upon to lead and participate in special initiatives. This role may require emergency response training at multiple locations.
- You build positive working relationships with tenants and team members, share your expertise, and collaborate effectively.
- You work with minimal supervision and bring your technical expertise to a dedicated and hard-working team.
Primary Responsibilities
- Operate, monitor, and maintain building automation systems and equipment, including HVAC systems, boilers, pumps, generators, compressors, and related mechanical systems.
- Start up, shut down, and regulate mechanical and electrical systems such as rooftop units (RTUs) and heating units, ensuring proper control of temperature, pressure, and airflow.
- Monitor system performance using control panels, gauges, alarms, and computerized systems to detect irregularities and take corrective action when required.
- Perform routine preventive maintenance and troubleshooting on HVAC, plumbing, and electrical systems to ensure uninterrupted building operations.
- Maintain indoor air quality standards by managing ventilation systems and ensuring the timely servicing and replacement of filters.
- Conduct regular inspections of building systems and equipment, identify maintenance requirements, and report findings to management.
- Maintain mechanical and electrical rooms in a clean, safe, and operational condition at all times.
- Respond to tenant service requests and emergency situations efficiently, ensuring minimal disruption to operations.
- Coordinate with external contractors and service providers for specialized maintenance and repair work while ensuring compliance with safety and operational standards.
- Ensure adherence to all workplace safety policies, environmental regulations, and company procedures in daily operations.
What You'll Bring
- 3 to 5 years of related experience in a commercial real estate environment.
- 4th or 5th Class Power Engineering Certification.
- Strong communication and customer service skills.
- A valid Alberta driver's licence.
- The ability to multitask and respond effectively to time-sensitive priorities.
- Flexibility with working hours.
