Job Title: Facilities Engineering Technician Job Description
The Facilities Engineering Technician performs corrective and preventive maintenance on building systems and laboratory equipment in a state-of-the-art lentiviral vector manufacturing facility. This role troubleshoots mechanical, electrical, plumbing, pneumatic, and hydraulic issues, maintains cGMP-compliant documentation in CMMS software, and supports both routine and emergency operations, including on-call coverage. The technician operates and monitors building automation systems and works closely with internal teams and external vendors to ensure safe, reliable, and compliant facility operations.
Responsibilities
- Perform corrective and preventive maintenance on building systems and laboratory equipment to ensure reliable and uninterrupted operations.
- Conduct daily inspection and repair of HVAC, plumbing, electrical, and life safety systems across the facility.
- Troubleshoot mechanical, electrical, plumbing, pneumatic, and hydraulic issues in building systems, manufacturing equipment, and lab assets.
- Maintain accurate GMP documentation of all maintenance activities using CMMS software, preferably Blue Mountain, in alignment with FDA and cGMP standards.
- Operate, monitor, and adjust building automation systems, including BMS, EMS, and PLCs, to maintain optimal environmental and process conditions.
- Support off-hours emergency repairs and participate in on-call duties to respond quickly to urgent maintenance needs.
- Supervise and coordinate external vendors and third-party contractors, ensuring quality workmanship and adherence to safety and regulatory protocols.
- Inspect completed work by vendors and internal staff to verify compliance with facility standards, safety requirements, and regulatory guidelines.
- Work hands-on with mechanical and electrical equipment such as motors, pumps, chillers, boilers, autoclaves, cryogenic units, and chemical manufacturing equipment.
- Follow strict cGMP, safety, and FDA regulatory requirements in all maintenance and facility operations activities.
- Collaborate with cross-functional teams in a manufacturing and laboratory environment to support production schedules and facility readiness.
- Use appropriate personal protective equipment and follow established safety procedures while performing physical tasks such as standing, bending, kneeling, and lifting.
Essential Skills
- Associates degree or equivalent technical education in a relevant field such as facilities engineering, mechanical, electrical, or related disciplines.
- 5+ years of experience in facilities maintenance or facilities engineering in an industrial, manufacturing, or laboratory setting.
- Hands-on experience with chemical manufacturing equipment and related process systems.
- Strong ability to troubleshoot mechanical, electrical, pneumatic, and hydraulic systems in a complex facility environment.
- Practical knowledge of mechanical systems, including motors, pumps, chillers, boilers, and related building equipment.
- Practical knowledge of electrical systems, including power distribution, controls, and equipment interfaces.
- Experience working with HVAC systems and building utilities to maintain environmental conditions and equipment performance.
- Familiarity with GMP environments and FDA regulations, including cGMP compliance requirements for documentation and operations.
- Ability to accurately log and manage maintenance activities in CMMS software to meet regulatory and quality standards.
- Capability to coordinate and oversee vendors and contractors while enforcing safety and regulatory protocols.
- Comfort working with building automation systems such as BMS, EMS, and PLCs.
- Strong attention to detail, accountability, and a solution-oriented approach to maintenance and facility issues.
Additional Skills & Qualifications
- Experience in biopharma, cell therapy, or gene therapy facilities is highly desirable.
- CFC refrigerant license is a strong plus for handling and maintaining refrigeration and HVAC systems.
- Hands-on experience with building automation systems, including configuration, monitoring, and basic troubleshooting.
- Proficiency with Blue Mountain CMMS software or similar maintenance management tools.
- Experience working in high-tech manufacturing hubs or state-of-the-art laboratory environments.
- Ability to work collaboratively in mission-driven teams focused on innovative therapies and cutting-edge science.
- Strong communication skills to interact effectively with internal stakeholders and external service providers.
- Comfort operating under strict cGMP guidelines and high-quality standards in a regulated environment.

Pay and Benefits
The pay range for this position is $32.64 - $45.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
