About this role
AMLI Residential is seeking an experienced person to fill our Vice President of Building Systems opening to provide technical leadership and oversight of critical building systems across our national portfolio.
Based in our Atlanta corporate office, this role will partner closely with the SVP of Building Operations and senior operational leaders to drive building system performance, preventive maintenance strategy, major capital projects, and long-term asset reliability.
This is a portfolio-level leadership role for someone with deep expertise in MEP and complex building systems. You’ll help establish standards and strategies across AMLI communities, evaluate infrastructure and equipment, oversee major repairs and improvements, and provide technical direction to regional and property teams.
Lead Building Systems Strategy
· Evaluate critical building systems across AMLI’s portfolio for performance, efficiency, reliability, and long-term maintenance needs.
· Provide technical leadership for mechanical, electrical, plumbing, HVAC, Building Automation Systems (BAS), and other major building infrastructure.
· Partner with Area Vice Presidents, Directors of Building Operations, and property teams to address complex building system issues.
· Identify opportunities to improve equipment performance, reduce operational risk, and extend the useful life of major assets.
Drive Preventive Maintenance
· Develop and oversee portfolio and property-specific preventive maintenance strategies and standards.
· Determine where third-party preventive maintenance programs are needed and develop appropriate scopes of work.
· Provide oversight for systems including generators, BAS, boilers, chillers, cooling towers, make-up air units, fire prevention equipment, domestic water systems, access controls, exhaust and garage fans, and residential and commercial HVAC.
· Oversee annual comprehensive preventive maintenance and generator maintenance programs.
· Support annual budgeting for MEP service agreements and preventive maintenance contracts.
Oversee Capital Projects & Major Repairs
· Provide technical oversight for major repairs, capital improvements, and infrastructure projects involving critical building systems.
· Develop scopes of work for mechanical, electrical, plumbing, HVAC, and other major systems.
· Review bids and proposals and support contract development and awards.
· Work directly with contractors, engineers, consultants, municipalities, and onsite teams to resolve complex technical issues.
· Monitor major projects for quality, schedule, budget, and scope compliance.
Provide Portfolio-Wide Technical Support
· Support onsite teams with the operation, monitoring, and optimization of Building Automation Systems.
· Provide technical guidance for EV charging, solar, elevator, sustainability, and other major building initiatives.
· Partner with AMLI Development Company on MEP system design reviews and major building systems initiatives.
· Support MEP reviews associated with retail tenant improvements.
· Participate in acquisition due diligence to identify potential building system risks and future capital or operating expenses.
Strengthen Compliance, Documentation & Training
· Oversee critical building documentation, including MEP drawings, project records, maintenance information, property plans, and warranties.
· Monitor warranty requirements, preventive maintenance obligations, and expiration dates.
· Oversee EPA and code compliance related to refrigerants, certifications, phase-outs, and regulatory changes.
· Help develop HVAC, mechanical systems, and preventive maintenance training for operations and maintenance teams.
Lead & Collaborate
· Provide leadership and direction to the Assistant Director of Building Services and National Director of Building Services.
· Serve as a technical resource to senior operations, development, and property leadership.
· Collaborate across departments to support AMLI’s long-term asset performance, sustainability, and operational goals.
Requirements:
- 10+ years of related experience in building operations, engineering, facilities management, MEP systems, construction, or a related field, or an equivalent combination of education and experience.
- Extensive knowledge of MEP, HVAC, BAS, and other complex building systems.
- Demonstrated experience with preventive maintenance programs, capital projects, major repairs, and infrastructure improvements.
- Experience working with contractors, engineers, consultants, and technical service providers.
- Ability to evaluate complex building issues and develop practical, long-term solutions.
- Strong leadership, project management, communication, and cross-functional collaboration skills.
- Experience supporting multiple properties, regions, or a geographically dispersed portfolio strongly preferred.
Location & Travel
This position is based in AMLI Residential’s Atlanta corporate office and requires approximately 25% travel to AMLI communities and projects across the national portfolio. A reliable vehicle is required for local travel.
