About the Position

Our client is seeking an experienced Project Manager to oversee commercial mechanical construction projects from estimate handoff through final closeout.

The Project Manager will have direct responsibility for project budget, schedule, quality, safety, client relationships, and overall profitability. The ideal candidate has experience managing HVAC, plumbing, piping, and sheet metal scopes , although candidates with strong expertise in a single mechanical trade will also be considered.

Key Responsibilities:

- Manage multiple commercial mechanical projects from preconstruction through closeout.

- Lead estimate turnover meetings and review contract documents, scope, assumptions, and budgets.

- Establish project budgets, cost codes, and billing schedules.

- Develop and maintain project schedules while coordinating manpower requirements with field leadership.

- Manage equipment, material, and subcontractor buyout and procurement.

- Negotiate with vendors and subcontractors and issue purchase orders and subcontracts.

- Lead the RFI, submittal, and change-order processes.

- Own project financials, including monthly cost reports, cost-to-complete forecasts, and margin management.

- Prepare and submit monthly pay applications while managing receivables and project cash flow.

- Work closely with owners, general contractors, architects, and engineers to resolve design and construction issues.

- Conduct regular jobsite visits and ensure work meets applicable codes, specifications, quality standards, and safety requirements.

- Obtain necessary permits and maintain regulatory compliance.

- Identify project risks early and develop effective contingency plans.

- Lead, delegate to, and mentor Assistant Project Managers, Superintendents, Foremen, and field personnel.

- Manage project closeout, including punch lists, owner training, O&M manuals, as-builts, warranties, and final billing.

- Identify future project opportunities and support business development efforts.

Mechanical specialties include plumbing, hydronic piping, process piping, cooling towers, chillers, boilers, CRAC, VRF, test and balance, indoor air quality, geothermal heat pumps, and DOAS .

Requirements

- 5+ years of Project Management experience in commercial mechanical construction.

- Bachelor's degree in Construction Management, Mechanical Engineering, or a related field preferred; equivalent education and experience will be considered.

- Demonstrated success managing projects to budget and schedule while protecting profitability.

- Strong understanding of project financials, including job cost, budgets, cost-to-complete forecasting, change orders, billing, and margin control.

- OSHA 10 required; OSHA 30 preferred.

- Strong knowledge of commercial mechanical construction, with full mechanical scope experience preferred.

- Candidates with strong HVAC, plumbing, piping, or other single-trade expertise will also be considered.

- Proficiency with Microsoft Office and Excel.

- Experience with project scheduling, estimating, and construction management software.

- Field experience as a Foreman or Installer is a plus.

- Design-build or design-assist experience is preferred.

Preferred Technology Experience:

Procore, Bluebeam, Microsoft Project, Primavera P6, Viewpoint, Textura, AutoBid, and Microsoft Office.
