Maintenance Technician
Location: Stone Haven and Oak Haven Communities – Bryan, TX
Compensation: $19-22 per hour depending on experience
Position Type: Full-Time
Reports To: Community Manager
About the Role
52TEN is looking for a dependable, hands-on Maintenance Technician to help keep our community clean, attractive, safe, and well maintained.
This is a highly active role with a strong focus on groundskeeping, property appearance, and general maintenance . You’ll spend much of your day outdoors caring for the community grounds and common areas, while also handling repairs, maintenance requests, site preparation, and property improvement projects.
The right person for this role takes pride in their work, notices when something needs attention, and is willing to jump in and get the job done. We’re looking for someone who is reliable, resourceful, comfortable working independently, and enjoys seeing the results of a hard day’s work.
What You’ll Do
- Maintain community grounds and common areas to ensure the property is clean, attractive, safe, and well cared for.
- Perform regular groundskeeping, including mowing, trimming, edging, weed control, blowing, raking, and general landscape maintenance.
- Pick up trash and debris and maintain streets, sidewalks, common areas, vacant sites, and other areas throughout the community.
- Trim bushes, shrubs, and trees and assist with planting, irrigation, and other landscaping needs.
- Maintain the appearance of vacant homes and homesites, including cleanup and preparation for move-ins.
- Perform seasonal property maintenance and cleanup as needed.
- Complete routine maintenance and resident repair requests in a timely manner.
- Assist with preparing homes and sites for move-ins, including utility connections, sidewalks, driveways, and site preparation.
- Perform general repairs involving plumbing, electrical, carpentry, and basic construction.
- Assist with maintenance and repair of community water and sewer lines, including underground repairs when needed.
- Perform interior and exterior home repairs and improvement projects as needed.
- Maintain community vehicles, tools, and equipment and help ensure they are properly cared for and in good working condition.
- Safely operate hand tools, power tools, landscaping equipment, and other maintenance equipment.
- Assist with capital improvement and property enhancement projects.
- Monitor vendor work as needed to help ensure quality and safety standards are met.
- Communicate regularly with the Community Manager regarding property conditions, maintenance needs, priorities, and completed work.
- Help identify maintenance concerns before they become larger problems.
- Maintain a safe, clean, and organized work environment.
- Pitch in wherever needed to support the community and provide a great experience for residents and team members.
What We’re Looking For
- Previous experience in maintenance, groundskeeping, landscaping, construction, or property maintenance; experience with manufactured housing, RV communities, apartments, or similar properties is a plus.
- Working knowledge of general property repairs, including plumbing, electrical, carpentry, and basic construction.
- Experience with landscaping and grounds maintenance equipment.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Ability to follow written and verbal instructions and manage assigned tasks.
- Comfortable using a phone or computer-based system to receive and update work assignments.
- Dependable, organized, and able to follow through on responsibilities.
- Good communication skills and a respectful, service-oriented approach when interacting with residents, vendors, and team members.
- Ability to work independently, identify what needs attention, and adjust priorities as property needs arise.
- Valid driver’s license and reliable transportation.
- Ability to successfully complete a background check.
Physical & Work Requirements
This is an active, hands-on position that requires working primarily onsite and frequently outdoors.
- Ability to lift and carry 50 pounds or more.
- Ability to stand, walk, bend, kneel, climb, reach, and perform physical work for extended periods.
- Ability to work outdoors in varying weather conditions.
- Ability to safely use landscaping, maintenance, and construction tools and equipment.
- Ability to perform physical tasks associated with groundskeeping, property maintenance, repairs, and improvement projects.
