<b>Overview</b><br><p>Microsoft Cloud Operations and Innovation (CO+I) powers the global infrastructure behind Microsoft's cloud platforms. Within CO+I, Engineering, Procurement, and Construction (EPC) is responsible for delivering hyperscale datacenter programs that enable continued growth of Microsoft's cloud services worldwide.  <br> <br>The EPC portfolio spans complex, large‑scale, multi‑year infrastructure programs across multiple regions, incorporating diverse disciplines across engineering, construction, sourcing, and project controls. This work requires strong cross-functional collaboration to drive alignment, manage risk, and execute with precision at scale.  <br> <br>We are seeking a Land Development Functional Lead within the GPC Central organization who thrives in fast‑paced, evolving environments and is passionate about building the foundation that supports the world's most advanced cloud services. Each day we build on our values of respect, integrity, and accountability to create a culture of inclusion where everyone can thrive at work and beyond.” </p><p>This role is primarily based in Redmond, WA, with flexibility to be located in one of Microsoft's approved Central hub locations, including Washington, DC, Phoenix, AZ, Redmond, WA, Atlanta, GA, or San Antonio, TX, subject to business needs. </p><p>This role requires on-site presence three days per week at the designated work location to support operational needs and team collaboration. </p><p>Relocation support will be provided, and successful candidates must relocate to or reside within 50 miles of their assigned hub office location. </p><br><br><b>Responsibilities</b><br><p><span><strong>Support the Global Land Development Cost Lead across AMERS, EMEA and APAC by:</strong></span></p><ul><li><span>Providing commercial oversight of Land Development projects, including estimate reviews, regional milestone reviews,  tender evaluations, Bills of Quantities (BoQs)/pricing documents, change management, payment applications, cashflow reporting, accruals and financial reviews.</span></li><li><span>Supporting Cap Council funding requests, cost reviews, and governance processes, while driving consistency and incorporating leadership feedback.</span></li><li><span>Conducting compliance reviews and internal audits to ensure adherence to cost management standards, controls, approval requirements, and reporting processes.</span></li><li><span>Monitoring portfolio performance through cashflow forecasting, EAC reviews, accruals, change management, and project health assessments.</span></li><li><span>Driving process standardization, continuous improvement, and automation initiatives across the global cost function, including the development of dashboards, reporting tools, and cost analytics.</span></li><li><span>Partnering with regional cost teams to promote consistency in reporting, governance, best practices, and cost management processes across AMERS, EMEA, and APAC.</span></li></ul><br><br><b>Qualifications</b><br><p><strong>Required Qualifications:</strong></p><ul><li><div>Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 10+ years related experience OR equivalent experience.</div></li></ul><p>While not required, we also look for the following<strong> </strong><strong>Preferred Qualifications:</strong></p><ul><li><p>Bachelor's Degree in Quantity Surveying and a minimum of 10 years' relevant experience, including substantial experience delivering data center and civil infrastructure projects.</p></li><li><p>Knowledge of the pre-construction land development phase, including site due diligence, permitting, environmental considerations, utility infrastructure, off-site works, and enabling activities, is advantageous. </p></li></ul><p><strong>Background Check Requirements: </strong></p><p>Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $148,400 - $222,600 per year. </p><p></p> <p>Certain roles may be eligible for benefits and other compensation.
