About this role

Job Title: Data Analyst
Location: Redmond, WA
Position Type: Contracted - 09 Months - Possible Extension
Job Type: 100% On-Site
Schedule: M-F 8am - 5pm
Pay rate: $28/-hr to $30/-hr on W2

About the Role:
- The Smart Building Data Analyst is the quality gate for building system data entering our management platform. When a project team or contractor submits points for a completed installation, you are the person who confirms that what was delivered matches what shows up in the system, correctly named, correctly placed, and reporting values that make sense.
- The role is broader than intake review alone. Once points are live, you help keep them trustworthy by watching for data that goes stale or drifts out of range, tracking down the cause when something looks wrong, helping colleagues locate the data they need, and opening work orders when an issue points back to equipment or an integration problem. This is a desk-based, detail-driven seat on a small team, and it is a strong entry point into smart buildings technology for someone early in their career.
Where This Role Sits:
- You will join the Energy Smart Buildings (ESB) team, which includes two senior integrators, a Technical Manager, and a program manager. You report to the Technical Manager and work alongside the senior integrators, who own the platform-side integration work and are your escalation path for anything that needs to change at the controls layer.
- ESB sits directly downstream of the Facility System Business Rules (FSBR) team. FSBR commissions building systems and hands the resulting points to ESB for validation and verification. That handoff is the center of this job, so onboarding may include structured time shadowing FSBR to see how points are commissioned before they reach your queue. The work is primarily desk-based, with occasional opportunities for site exposure.
What You'll Do:
- Point Verification and Project Acceptance
- Review submission forms, point lists, and supporting documentation from project managers and contractors.
- Compare each submitted point against what appears in the management system, confirming the point was delivered as documented.
- Verify conformance to naming convention, labeling, and tagging standards.
- Confirm that values are plausible for the equipment and unit type, and that points are updating at the expected interval rather than sitting stale, flat, or null.
- Confirm each point is mapped to the correct equipment, space, and location in the system hierarchy.
- Document discrepancies clearly, return findings to the submitting party, and track corrections through to resolution.
- Ongoing Monitoring and Troubleshooting
- Monitor live building data for points that go stale, drop out, or report values outside a sensible range.
- Investigate data issues to determine whether the cause sits in the source system, the integration, or the equipment itself.
- Escalate issues requiring changes at the controls or integration layer to the senior integrators and Technical Manager.
- Create and track work orders when a data problem reflects an underlying equipment or system fault.
- Data Support and Continuous Improvement
- Act as a first point of contact for colleagues who need help locating or interpreting data in the management system.
- Identify recurring submission defects and feed them back into onboarding standards, checklists, and contractor guidance.
- Maintain clear records of what was verified, what was rejected, and why.
What You'll Need:
- Associate degree, technical or trade certificate, or high school diploma with 0-2 years of relevant experience. A combination of experience and education will be considered.
- Demonstrated attention to detail and the discipline to work through structured checks consistently and accurately.
- Strong Excel skills, including comfort reconciling long lists with lookups, filters, and pivot tables.
- Clear written communication, including the confidence to tell a project manager or contractor that a submission is not yet ready and explain what is missing.
- Comfort working in Microsoft Office and learning new software platforms quickly.
- Sound judgment when comparing information from multiple sources, and a willingness to ask questions when something does not add up.
Nice to have skills:
- Understanding building automation integration systems
- Data analysis
- Understanding building automation systems
- Fault detection diagnostic system experience
- BMS system knowledge
- HVAC system knowledge
- Air quality system knowledge
Soft Skills:
- Willingness to learn
- Years of Experience: 2+ years
Education:  High School Diploma or GED, trade school is a plus

Software skills :  Intermediate experience with Excel

Preferred, Not Required:
- We expect to train the buildings domain knowledge. The items below strengthen an application but are not entry requirements.
- Exposure to building management, building automation, or building analytics platforms.
- Familiarity with point naming and tagging conventions, or with any structured data standard where consistent labeling matters.
- Basic understanding of HVAC or mechanical systems, enough to judge whether a reported value is plausible for a piece of equipment.
- Awareness of building system protocols such as BACnet or Modbus, or the ability to read a points list and sequence of operation.
- Experience in data quality, quality assurance, or auditing role in any industry.
- Any exposure to SQL or scripting for working with larger data sets.
- What Success Looks Like
- In the first few months, you learn the point standards, the platform, and the FSBR handoff well enough to verify a straightforward submission independently.
- Growth and Development
- This role is a deliberate entry point into smart buildings technology. You will learn the platform, the standards, and the commissioning process from the people who run them, with structured shadowing alongside the FSBR team and day-to-day mentorship from two senior integrators. It is a natural foundation for later moves into integration, analytics, or commissioning work.
