He angitūtanga: The opportunity

Auckland Council holds a property and asset portfolio valued at $70 billion, projected to grow to $108 billion by 2034. As the council looks to grow non-rates revenue and ease pressure on ratepayers, strong commercial management of this portfolio, and the assets within it, has never mattered more.

Reporting to the GM of Commercial and Property, the Head of Leasing and Portfolio Management role maximises the value, performance, and strategic contribution of Auckland Council ’s diverse and complex property portfolios through effective leasing, portfolio management and commercial stewardship.

You'll lead a newly created Leasing and Portfolio Management unit — a strong commercial hub bringing together the teams responsible leasing and portfolio management across Auckland Council's community, commercial, transport, infrastructure and development property. You will lead teams that directly manage council-owned property that isn't needed for delivering public services directly — commercial buildings, precincts, and transport-related land — with the goal of getting genuine commercial value from these assets while they remain in council ownership. Your teams will also provide services, support and strong system leadership to drive enhanced value across all other Auckland Council property portfolios.

You will lead these specialist teams to deliver sustainable revenue, enable service outcomes, support urban regeneration, and ensure property assets are leased and managed in a way that benefits Aucklanders now and into the future . This role is accountable for executing the assigned accountabilities of the departmental Delivery Plan – clearly articulating that cascade of priorities to kaimahi and actively supporting teams to deliver within their agreed scope and resources.

- Lead the Leasing and Portfolio Management u nit — bringing together the Transport, Precinct, Property and Leasing teams as strategic owner of the council's non-service property assets — and drive leasing strategy across commercial, transport, and precinct assets..

- Drive portfolio performance, optimisation, and revenue growth.

- Oversee transport and precinct portfolios to maximise value.

- Ensure strong governance, risk management, and compliance.

- Build trusted partnerships with stakeholders, tenants, iwi, and communities.

Some key capabilities & experience needed to be successful in this role are:

- Extensive experience in senior leadership roles in the property management industry

- Senior leadership experience in commercial leasing, property portfolio management or asset-intensive organisations

- Proven experience managing large, complex commercial or public sector property portfolios

- Skilled relationship building skills working with elected members, iwi partners & diverse stakeholders

- Demonstrated leadership of enterprise -scale planning, analytics, or optimisation programmes

- Strong financial, contractual & commercial negotiation capability

- Strong people leadership experience across multidisciplinary teams
