About this role
Role Purpose
To manage leasing activities, maintain and secure assigned properties, coordinate maintenance services, oversee rental collections, and ensure compliance with lease agreements, registration requirements, and applicable regulatory standards while maintaining positive relationships with tenants and other stakeholders.
Key Responsibilities
- Respond to inquiries from prospective tenants interested in leasing properties and coordinate with assigned real estate agents as required.
- Support leasing activities by communicating property details and assisting prospective tenants throughout the leasing process.
- Negotiate lease renewals with existing tenants and support the preparation and administration of tenancy agreements.
- Coordinate the collection of rental payments and security deposits, ensuring accurate records are maintained.
- Monitor tenant compliance with lease agreements, rental terms, and other contractual obligations.
- Build and maintain positive relationships with tenants to support satisfaction and long-term occupancy.
- Coordinate property maintenance services by engaging contractors and supervising maintenance activities to ensure work is completed appropriately.
- Arrange pre-leasing inspections of vacant units and coordinate necessary repairs, renovations, and other preparations before tenant occupation.
- Receive and follow up on maintenance requests and complaints raised by tenants or landlords, ensuring timely resolution.
- Monitor the condition of assigned properties and take appropriate action to maintain their safety, functionality, and overall condition.
- Ensure that all required property registrations, licenses, and renewals are completed within the stipulated timelines.
- Coordinate compliance with applicable Electricity and Water Authority requirements, real estate registration procedures, and relevant regulatory requirements, including RERA where applicable.
- Monitor and coordinate the payment of utility bills, property-related fees, and applicable taxes within the required timelines.
- Maintain accurate property documentation, tenancy records, lease agreements, payment records, and other relevant paperwork.
- Update property records and filing systems to ensure information is accurate, organized, and readily accessible.
- Perform other duties as assigned by the Leasing Manager or Head of Real Estate Commercial & Property Management.
Experience
- Minimum 2 years of relevant experience in property management, leasing, or real estate operations.
- Experience in tenant relations, lease administration, rental collections, and property maintenance coordination.
- Familiarity with UAE real estate procedures and property-related compliance requirements is preferred.
Education
- Bachelor's degree in business administration.
Licenses
- Valid UAE driving license is mandatory.
Technical Skills
- Knowledge of property leasing, tenancy agreements, and lease renewal procedures.
- Ability to coordinate rental collections, security deposits, and property-related payments.
- Understanding of property maintenance, inspections, contractor coordination, and tenant complaint resolution.
- Familiarity with UAE property registration, licensing, and relevant regulatory requirements.
- Good documentation, record-keeping, and organizational skills.
- Proficiency in MS Office applications.
