Real Estate Manager | Riga, Latvia
Baltic Tower Company (BTC) is the first pan-Baltic telecom tower infrastructure company, established in 2026 by Tele2 and US-based GCI (Global Communications Infrastructure). Young, fast-growing and ambitious, we own and develop passive mobile infrastructure in Lithuania, Latvia and Estonia. The decisions we make today will shape Baltic networks for decades.
We are looking for a Real Estate Manager in Latvia. BTC owns its towers and masts, which stand on land and rooftops leased from their owners. You will manage these leases across more than 900 sites: renewals, rent negotiations, land rights, and landowner relationships. You will report to the Chief Commercial Officer and work with real estate colleagues in Lithuania and Estonia.
Your responsibilities
- Manage ground and rooftop lease agreements for BTC sites in Latvia: track expiry dates and renew on time.
- Negotiate rent reviews and lease terms with private, municipal and corporate landlords.
- Resolve lease and title defects: unregistered or expired leases, Zemesgrāmata registration, servitudes, ownership changes.
- Lead land buy-out deals where BTC acquires the land under its sites.
- Coordinate site access, landlord terminations and relocations with the technical team and Tele2 Latvia.
- Find and secure new locations when needed (new builds, relocations).
- Keep lease, landlord and payment data accurate in Sitetracker; resolve landlord invoice issues with Finance.
- Expect a large share of desk work: drafting lease agreements, amendments and annexes; filling in registers, trackers, forms and Sitetracker records; preparing regular reports and presentations for management in English. Patience and accuracy with paperwork matter as much as negotiation skills.
We offer
- Fixed salary 2500 EUR/month gross.
- Ownership of a portfolio of 900+ sites and direct impact on BTC's long-term cost base.
- Company car and fuel card.
- Hybrid work, office in Riga (Dēļu iela 5).
- Health insurance, mobile phone and Tele2 plan.
- Training budget, team events and an international environment.
We expect
- Higher education in law, real estate, civil engineering, or a related field.
- At least 3 years in real estate leasing, land transactions, property management or site acquisition.
- Knowledge of Latvian real estate law and practice: Zemesgrāmata, VZD cadastre.
- Ability to read, draft and negotiate lease agreements.
- Strong negotiation skills – you find solutions that work for both the landlord and BTC.
- Accurate work with data, Excel and CRM systems.
- Fluent Latvian and English, spoken and written.
- Category B driving licence and readiness to travel across Latvia.
- Advantage: experience with Real Estate, telecom, energy or other infrastructure sites.
