About this role
Project: A major natural gas pipeline project in the Permian Basin, Texas
Reports to: Title Supervisor (or Project Manager / ROW Supervisor)
Classification: Full-time
Location: Permian Basin, Texas — on-site; travel across the project area as assigned
Purpose
The Senior Title Agent establishes clear, accurate ownership for the tracts and parcels on assigned projects — researching, verifying, and documenting title from tax records through vesting and marketable title. This role produces the chain-of-title and certificate work the rest of the acquisition effort depends on, working to Gray Hawk’s Title Standard: accuracy, detail, and pace are co-equal — neither perfectionism nor pace pressure is acceptable as a dominant failure mode.
Core Responsibilities
• Pull tax cards from courthouses and locate them online to determine preliminary ownership of tracts and parcels.
• Locate source and vesting deeds and compare them against tax cards to identify discrepancies.
• Perform onsite and online research necessary for vesting and/or marketable title.
• Prepare Chain of Title and Limited Title Certificates.
• Assemble, post, and archive title files according to project protocols and procedures.
• Maintain constant communication with the supervisor on how the work affects project scope, goals, and deliverables (Project Execution Plan); raise obstacles early and work with the supervisor on strategies to meet the client’s objectives.
• Apply specialized title expertise where assigned (e.g., Indian land title, government title, mortgages, liens).
• Navigate multiple client databases and use Microsoft Office effectively.
• Represent the client and Gray Hawk with professionalism and integrity.
• Follow Gray Hawk’s Field Safety Manual; acknowledge it and complete the Safety Training with the supervisor.
Success Metrics
• Producing accurate chains of title and Limited Title Certificates independently, per project protocols.
• Title files assembled and archived per project procedure with no protocol gaps.
• Consistent communication cadence with the supervisor on status and obstacles.
• Title deliverables consistently accurate and on pace — neither perfectionism nor pace pressure compromising the work.
• Discrepancies and curative issues identified and escalated early, before they delay acquisition.
• Recognized as a reliable, independent title resource across project types.
Required Qualifications
• Minimum three (3) years of experience in right-of-way title research.
• Texas title experience.
• Strong working knowledge of mortgages, liens, judgments, easements, leases, plat books, maps, contracts, and agreements as they affect legal description, ownership, restrictions, and conformity to state requirements.
• Proven ability to prepare Chain of Title and Limited Title Certificates.
• Ability to perform onsite and online title research independently.
• Proficiency with Microsoft Office (Outlook, Word, Excel).
• Experience with land-management databases (such as Irth Land Management or comparable) and the ability to learn new client databases quickly.
• Self-starter able to work unsupervised in a variety of roles.
• Must supply their own mobile phone that can receive email, and a computer capable of doing the job effectively.
• High school diploma or equivalent required; a bachelor’s degree or IRWA certification is a plus.
• Available to start within weeks of an offer and to work on-site in the Permian Basin.
Preferred Qualifications
• Experience on FERC-regulated natural gas pipeline projects.
• Well-qualified in a specialized area such as Indian land title, government title, mortgages, or liens.
• Experience with ESRI GIS software.
Don’t meet every requirement? If you have strong pipeline title experience but not in Texas, we still want to hear from you.
