- Prepare and maintain project cost projections and forecasts through completion.
- Identify additional work outside the original contract scope and develop pricing and documentation for change orders.
- Negotiate and track change orders with clients and subcontractors, protecting project margin and contractual interests.
- Review subcontractor and vendor invoices for accuracy against contracted scopes and completed work.
- Support progress billing, schedule-of-values management, applications for payment, and collection documentation.
- Protect project margin by managing labor productivity, material usage, schedule impacts, and scope changes.
- Coordinate projects that may include single-ply roofing, hot fluid-applied roofing, green roof assemblies, stone, precast and porcelain paver systems, IPE wood decking, gravel ballast systems, below-grade waterproofing, dampproofing, elastomeric coatings, and sheet-metal roofing and flashing systems.
- Ensure proper integration of gutters, copings, flashings, and custom architectural sheet metal within project scopes.

- Ensure materials and installed systems comply with approved specifications and manufacturer requirements.
- Prepare, review, and track product data, shop drawings, samples, warranties, and project submittals.
- Manage Requests for Information (RFIs) and communicate design or specification clarifications to field personnel.
- Maintain accurate project documentation, including correspondence, meeting notes, change records, and contractual notices.
- Review drawings and specifications for conflicts, scope gaps, and constructability concerns.
- Maintain project logs for RFIs, submittals, change orders, procurement, and closeout documentation.
- Work closely with superintendents, foremen, and field crews to establish project priorities and ensure successful execution.
- Conduct regular site visits to monitor production, manpower, sequencing, quality, safety, and schedule performance.
- Coordinate roofing operations with general contractors and other trades to minimize conflicts and delays.
- Resolve field conflicts and make timely decisions necessary to maintain project progress.
- Monitor labor productivity against estimated hours and identify corrective actions when performance falls below expectations.
- Provide field teams with the information, materials, approved submittals, and direction necessary to execute the work effectively.
- Serve as the primary point of contact for assigned projects, maintaining consistent communication with stakeholders.
- Develop strong working relationships with general contractors, owners, construction managers, architects, consultants, manufacturers, and vendors.
- Participate in owner/architect/contractor and subcontractor coordination meetings.
- Communicate project status, schedule impacts, change conditions, and potential risks professionally and proactively.
- Address client concerns and resolve project issues while protecting contractual and financial interests.
- Ensure roofing and waterproofing installations comply with project specifications, approved submittals, manufacturer requirements, and company quality standards.
- Coordinate manufacturer inspections when required for roofing system warranties.
- Work closely with field leadership to identify and correct workmanship or installation deficiencies.
- Support safety expectations and ensure field teams operate in accordance with project-specific safety requirements.
- Coordinate punch-list completion and final inspections.
