SUMMARY

The General Maintenance Worker performs a variety of duties involving the general maintenance, preventative maintenance, repair, installation, and general upkeep of structures and equipment using practical skills and knowledge in a variety of trades.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned:

- Maintain and tend one or more boilers to produce steam or high-temperature water for use in an establishment.

- Tends centrifugal chillers and fires boiler.

- Observes and interprets readings on gauges, meters, charts which register various aspects of boiler operation.

- Adjusts controls to ensure safe and efficient boiler operation and to meet demands for steam or high-temperature water.

- May also do one or more of the following: Maintain a log in which various aspects of boiler operation are recorded; clean, oil, make minor repairs, or assist in repair to boiler room equipment, and following prescribed methods, treat boiler water with chemicals and analyze boiler water for such things as acidity, causticity, and alkalinity.

- Assists in grounds maintenance, tree trimming/removal, fuel systems maintenance, sheet metal shop, vehicle mechanic shop and/or welding shop.

- General preventative maintenance and repair of HVAC equipment.

- Repair and re-lamp high intensity discharge, fluorescent, quartz, incandescent, and other lighting.

- Re-lamps outdoor and indoor lighting fixtures as required.

- Work involves, but is not limited to, the following: installing or repairing any of a variety of electrical equipment such as kitchen equipment, fans, lighting switches, outlets, transformers, circuit breakers and panels, controllers, motors, heating units, conduit systems, or other transmission equipment.

- Locate underground utilities.

- Employees are required to drive company vehicles on a Federal Installation.

- Other duties as assigned.

QUALIFICATIONS , EDUCATION and/or EXPERIENCE

- High school diploma or GED required.

- Must be qualified to wear a respirator.

- Must have knowledge and experience with AC/DC, Voltage and Amp meters.

- Must possess skills with basic power tools relating to the electrical field.

- Must have knowledge and experience with different types of lighting fixtures

- Must have knowledge of and experience with voltages ranging from 120/208 up to 277/480.

- Knowledge and practical skills in grounds maintenance, tree trimming/removal, fuel systems maintenance support, sheet metal assistance, vehicle mechanic assistance and/or welding shop assistance is preferred.

- Must maintain all related Texas licenses and certifications as appropriate

- Must have and maintain a valid drivers license.

- Must obtain and maintain a military gate pass.

COMMUNICATION SKILLS

Must have the ability to respond to common inquiries or complaints from customers, managers and staff members.

Work may be conducted in extremes of heat and cold if performing work outside.
