Job Summary

We are looking for an experienced Senior Quantity Surveyor with strong expertise in commercial management of large-scale construction projects, particularly high-rise and deep excavation projects in the UAE. The role will be responsible for contract administration, cost control, subcontract management, variations, claims, and final account settlement.

Key Responsibilities

- Prepare, submit, negotiate, and certify Interim Payment Applications and payment certificates.
- Manage variations and change orders , including pricing, submission, negotiation, and commercial recovery.
- Prepare detailed Cost Value Reconciliations (CVR) , cash-flow forecasts, and cost-to-complete reports.
- Manage the subcontract procurement and administration process, including tendering, negotiations, and contract finalization.
- Lead value engineering initiatives to optimize project costs while maintaining quality and design requirements.
- Support the preparation and substantiation of Extension of Time (EOT) and prolongation cost claims.
- Manage commercial aspects of claims and disputes , including negotiations with clients, consultants, and subcontractors.
- Lead the compilation, negotiation, and agreement of Final Accounts .
- Monitor project profitability, commercial risks, contractual obligations, and cost performance.
- Work closely with Project Managers, Consultants, Design Teams, and subcontractors on commercial matters.

Required Skills & Qualifications

- 10+ years of continuous commercial management experience , preferably on high-rise and deep excavation projects in the UAE.
- MRICS / Chartered Quantity Surveyor status is highly preferred.
- Strong knowledge of FIDIC contracts , particularly Red Book and Yellow Book.
- Excellent understanding of UAE construction market rates, material pricing, and subcontractor pricing .
- Strong experience in estimating and cost management software , with advanced Microsoft Excel skills.
- Experience with BIM-based quantity extraction is an advantage.
- Strong negotiation, analytical, commercial, and dispute-resolution skills .
- Good knowledge of UAE contractual and commercial practices .
- Bachelor’s Degree in Quantity Surveying, Commercial Management, or a related discipline .
