About this role

Due to growth, Eagle Mechanical, a Satterfield & Pontikes company, is adding a Project Manager to the team in Houston. We are looking for an experienced mechanical project manager who owns a job from the pre-construction handoff through warranty closeout and is accountable for its financial result.  We are focused on major commercial projects in the greater Houston area.

ESSENTIAL JOB FUNCTIONS:
•    Own the project P&L from buyout through closeout. Report the cost and margin position monthly, with variance explained and corrective action already initiated — not proposed.
•    Lead the Pre-Con → Operations handoff. Validate the estimate basis, scope inclusions and exclusions, allowances, alternates, and unit rates before buyout begins. Any gap between what was estimated and what was contracted gets documented on day one.
•    Execute buyout for Division 21, 22, 23, and 25 scopes — bid leveling, scope gap closure, negotiation, and award of subcontracts and equipment purchase orders. Buy the right subcontractor, for the right price, at the right time.
•    Manage equipment procurement: chillers, air handling units, fans, pumps, terminal units, and mechanical specialties. Own release dates, the submittal-to-release schedule, factory witness testing, storage, and delivery sequencing against the CPM schedule.
•    Drive the submittal process to the contract documents and the project schedule. Technical review authority sits with the Project Engineer; S&P PSP supports submittal collection, warehousing, and warranty closeout only. Review sign-off is never routed through PSP.
•    Own the RFI log. Initiate, track, escalate, and close RFIs. Aged RFIs are escalated to the general contractor and design team before they become a schedule or cost impact, with the impact stated in writing at the time of escalation.
•    Manage the change order process, both prime and subcontract — pricing, contractual notice, documentation of time and cost impact, and timely execution. No work proceeds on a verbal.
•    Lead BIM coordination with S&P VDC and the trade partners in Navisworks. Own Eagle's clash resolution commitments and sign off on the coordinated model before any spool or fabrication release.
•    Direct the Superintendent assigned to the project on manpower planning, sequencing, and the two-week look-ahead. Remove constraints — material, information, access, permits — ahead of the crew.
•    Prepare and submit monthly pay applications consistent with the contract documents while achieving project revenue forecasts. Control subcontractor schedules of values and supplier forms so that subcontractors and vendors do not get ahead on payments.
•    Process and approve monthly subcontractor and vendor invoices in both a timely and accurate fashion.
•    Maintain project records to a standard that permits another Project Manager to assume the project, or a building within it, without loss of continuity. Submittal logs, RFI numbering, cost coding, and turnover package structure follow the Eagle standard, not personal preference. On multi-PM projects this is a requirement, not a courtesy.
•    Coordinate startup, testing and balancing, and commissioning for Divisions 23 and 25, including the controls contractor, the TAB agency, and the commissioning authority. Drive sequence-of-operations validation rather than assuming the controls contractor has it.
•    Deliver closeout: O&M manuals, as-builts, warranty documentation, owner training, and punch resolution. Hand warranty administration to PSP with a complete package, not a partial one.
•    Own customer satisfaction on the project. Eagle's standard is above 95%.

REQUIRED SKILLS AND QUALIFICATIONS:
•    B.A. or B.S. in Mechanical Engineering, Construction Management, or a related field — or equivalent mechanical construction experience in lieu of a degree.
•    3+ years of experience in commercial or industrial mechanical construction, including 3+ years as the responsible Project Manager on HVAC, plumbing, or process piping scopes.
