Position Summary

Lumina is seeking a polished and dependable Local Luxury Property Manager / Estate Representative to provide hands-on support for a luxury estate in Fort Lauderdale, Florida.

As Lumina’s trusted local representative, you will oversee the property’s condition, presentation, and readiness while providing professional in-person support to guests and vendors. You will conduct detailed inspections, document property conditions, coordinate on-site services, and ensure each visit reflects Lumina’s high standards.

Our remote team manages reservations, guest messaging, and ongoing communications. This role serves as the essential local connection between the estate, Lumina’s central team, guests, and approved service providers. The ideal contractor is outgoing, engaging, proactive, and confident interacting with discerning guests while maintaining excellent judgment and discretion.

What You’ll Do

- Welcome guests and provide professional tours of the estate, including its amenities, equipment, and important property guidelines
- Serve as Lumina’s local point of contact for scheduled property visits and agreed-upon urgent needs
- Conduct pre-arrival inspections to confirm the estate meets standards for cleanliness, presentation, functionality, and guest readiness
- Identify property concerns and verify that required corrections are completed before guest arrival
- Perform detailed post-departure inspections to identify damage, missing items, excessive wear, or maintenance concerns
- Prepare organized, room-by-room inspection reports with clear photographs, timestamps, videos when appropriate, and actionable notes
- Compare current conditions with previous inspection records and objectively distinguish damage from routine wear or maintenance needs
- Help obtain repair or replacement estimates when requested
- Meet approved cleaners, maintenance professionals, and other vendors at the property, provide access, and verify completed work
- Conduct periodic property checks between stays and flag concerns before they affect the estate or guest experience
- Communicate proactively with Lumina’s remote team and follow through on assigned property needs

Lumina’s central team manages guest communications and any damage claims or charges. This contractor’s responsibility is to provide accurate documentation and polished, professional on-site support.

Required Qualifications

- Based in or near Fort Lauderdale, Florida
- Reliable transportation and the ability to travel to the property as needed
- Experience with luxury homes, private estates, upscale hospitality, or vacation rental property management
- Polished and welcoming presence with the confidence to interact professionally with discerning guests
- Exceptional attention to detail, including the ability to identify concerns involving finishes, furnishings, linens, cleanliness, inventory, and equipment
- Strong judgment, discretion, and respect for guest and property owner privacy
- Comfortable using Breezeway or similar mobile inspection tools to create and submit property reports
- Ability to upload clear photographs and write organized, professional reports
- Dependable follow-through and proactive communication
- Availability for scheduled arrival and departure windows, including some weekends
- Ability to accommodate occasional urgent visits based on availability and mutually agreed-upon terms

Compensation, Schedule & More

- Compensation: $25–$60 per hour or an agreed-upon rate per visit or project
- Schedule: Flexible and assignment-based, including scheduled guest arrivals, departures, property inspections, and occasional weekend needs
- Job Type: Independent Contractor (1099)
