Job Title: Property Manager Job Description
The Property Manager oversees the day-to-day operations of residential and commercial properties, ensuring smooth building operations, strong tenant and client relationships, and sound financial performance. This role manages budgets, rent collection, lease administration, and building maintenance, with a focus on safeguarding property value and maintaining high levels of tenant satisfaction.
Responsibilities
- Manage and oversee the daily operations, maintenance, administration, and improvement of residential and commercial properties.
- Serve as the primary point of contact for tenants and clients, fostering positive relationships and addressing questions and concerns promptly.
- Plan, manage, and monitor property budgets, including forecasting financial requirements and preparing annual budgets.
- Collect rent, ensure timely payments, and pay property-related bills in accordance with budget and company policies.
- Schedule expenditures, analyze financial variances, and initiate corrective actions to ensure financial objectives are met.
- Maintain properties by investigating and resolving tenant complaints in a timely and professional manner.
- Enforce rules of occupancy and property policies to ensure a safe, orderly, and compliant environment.
- Inspect vacant units, coordinate necessary repairs, and ensure units are ready for occupancy.
- Coordinate and oversee building maintenance by contracting with maintenance services, supervising repairs, and maintaining building systems.
- Secure properties by contracting with security patrol services, installing and maintaining security devices, and establishing precautionary policies and procedures.
- Respond to emergencies and security issues promptly, coordinating with appropriate vendors or services as needed.
- Facilitate leasing activities, including marketing available space, preparing lease agreements, and negotiating lease terms.
- Administer leases accurately, ensuring proper documentation, compliance, and timely renewals or terminations.
- Ensure compliance with federal, state, and local legal requirements related to property management, advising leadership on needed actions and enforcing adherence to regulations.
- Prepare and review financial reports related to property performance, including month-end closing, account reconciliations, and ledger reviews.
- Monitor property tax obligations and collaborate with relevant parties to ensure timely and accurate payments.
- Support asset management initiatives by tracking property performance and contributing to strategies that protect and enhance asset value.
- Use Microsoft Office and other administrative tools to prepare reports, maintain records, and support property operations.
- Provide high-quality customer service to tenants, prospects, and stakeholders, ensuring a professional and responsive experience.
Essential Skills
- 35 years of experience as a Property Manager or in a similar real estate property management role.
- Strong experience managing residential and/or commercial properties.
- Good communication skills with the ability to interact professionally with tenants, clients, vendors, and internal stakeholders.
- Demonstrated financial aptitude and experience managing property budgets and financial performance.
- Proficiency in financial analysis, including forecasting, variance analysis, and budget management.
- Knowledge of property taxes and related financial obligations.
- Experience with month-end closing processes and account reconciliation.
- Ability to prepare and interpret financial reports and ledgers.
- Familiarity with accounting software used in property management.
- Strong problem-solving skills, with the ability to investigate and resolve tenant issues and operational challenges.
- Excellent attention to detail and accuracy in financial and administrative tasks.
- Strong organizational skills, with the ability to manage multiple properties, tasks, and deadlines.
- Experience in property management, customer service, real estate, and commercial property operations.
- Leasing experience, including preparing lease agreements and negotiating terms.
- Proficiency with Microsoft Office for reporting, documentation, and communication.
- California Real Estate Salesperson license (CA RE Salesperson) required.
Additional Skills & Qualifications
- Bachelors degree in business administration, real estate, or a related field is preferred.
- Experience with MRI Property Management Software is a plus.
- Background in asset management and understanding of property performance metrics.
- Administrative support experience within a property management or real estate environment.
- Demonstrated ability to enforce property policies and legal requirements consistently and fairly.
- Experience coordinating security services and emergency response procedures.
Work Environment
This is a full-time, on-site role with a typical schedule of Monday through Friday, 8:30 a.m. to 5:00 p.m. The position involves working in both office and building environments, overseeing residential and commercial properties. You will use standard office technology, including Microsoft Office and property management software, and will be provided with necessary equipment to perform your duties. The role requires regular interaction with tenants, vendors, and internal teams, as well as periodic inspections of building interiors and exteriors. The work environment emphasizes professionalism, accountability, and a strong focus on tenant service and property performance, with an opportunity for conversion to a permanent position.

This is a Contract position based out of San Francisco, CA.
Pay and Benefits
The pay range for this position is $10.00 - $10.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors. Eligibility requirements apply to some benefits and may depend on your job
classification and length of employment. Benefits are subject to change and may be
