Job Description
The Asset Manager for Facilities Management will report to the CSU Facilities Management Senior Manager of Operations and will support all aspects of facility and equipment maintainable asset information and system usage in the Integrated Work Management System (IWMS). This position serves as a key partner for CMMS/IWMS platforms, asset data governance, and asset-related process standardization, ensuring alignment between engineering-defined standards and facilities execution. This position works collaboratively with Facilities Engineering, Operations, and Finance to enhance asset reliability, improve lifecycle cost performance, and support effective service delivery. Facilitates leadership decision-making for program priorities, district support structures and resource allocation.
This position is responsible for managing efforts to ensure reliability and maintainability of university assets related to utilities, facilities, controls and safety systems. Asset Manager develops, maintains and manages a coordinated asset management program which includes maintenance planning, KPI measurements, risk management and condition assessment, and asset lifecycle management. Position will analyze maintenance management data from IWMS, shop activity reports, individual user activity and other sources to optimize operations and maintenance activities relating to preventative maintenance, maintenance repair projects and material procurement. Asset Manager will ensure compliance with Property Management capital asset and equipment inventory and record maintenance. Support development and delivery of training programs related to CMMS/IWMS use, asset management practices, and SOPs in partnership with the Operations Manager.
Essential Job Duties:
Asset Lifecycle Management & Capital Planning :
- Directs, administers and evaluates program operations, policies and procedures relevant to the life-cycle of the program; manages the IWMS asset database and associated processes for asset upload and management of assets maintained by FM Operations; ensures effectiveness and demonstrates outcomes beyond program establishment.
- Sets and monitors new program priorities, including; objectives, benefits, key deliverables and resources.
- Maintain and administer the University’s asset registry, ensuring data accuracy, completeness, and adherence to established standards.
- Develop and update multi-year capital renewal forecasts using FCA data, asset condition ratings, work order history, and asset performance trends.
Department Liaison:
- Assist CMMS/IWMS platforms, ensuring data integrity, usability, and alignment with departmental standards.

- Integrate data from FCA, preventive maintenance programs, work orders, and capital projects into a unified asset management framework.
Operational Excellence, SOPs & Quality Assurance:
- Develop and maintain standardized operating procedures (SOPs) related to asset management, preventive maintenance, and work order data practices.
- Support quality assurance processes to promote consistency, accuracy, and adherence to defined standards.
- Develop and track key performance indicators (KPIs) related to maintenance effectiveness, asset reliability, and service delivery.
Training, Workforce Enablement, & Change Management:
- Support development and delivery of training programs related to CMMS/IWMS use, asset management practices, and SOPs in partnership with the Operations Manager.
- Assist in building structured learning pathways for facilities staff to support adoption of systems, processes, and technologies.
Decision Making :
- Determine best methodology to create and implement an asset registry to include asset type, location, value, year built and predicted life span.
- Decide on which variables to include to generate best and accurate life cycle costs such as; condition and performance, O&M, Planning and Design etc.
- Determine and identify critical assets due to financial value or consequence of failure.
- Determine maintenance schedules and bill of materials for equipment.
Supervision:
Position does not supervise.
Minimum Qualifications:
- Bachelor's degree.
- 3 years of experience in any of the following fields: maintenance planning, scheduling and reliability, production management, engineering, or operations.
- Highly proficient with Microsoft Excel, Office Products.
- Significant demonstrated experience with IWMS or CMMS and the tools associated with maintenance planning.

Preferred Qualifications:
- Experience with construction industry tools such as AutoDesk, Blue Beam, Revit and Building Information Modeling.
- Demonstrated ability to work in a dynamic group environment, attentive to customer service, detail and system oriented.
- Maintenance/Operations related KPI management experience.
- Demonstrated skills in fostering communication in a large, complex organization.
- Experience building and maintaining asset hierarchies for a large, complex organization.
- Ability to perform duties in a way that advances and support the mission of the department and university.
- Ability to work effectively in a diverse team environment and create effective relationships for problem solving and positive interaction.
Conditions of Employment:

- Valid Driver’s License.
# Salary Range
$70,000 - $95,000
