Director of Building Operations

The Director of Building Operations provides strategic and operational leadership for the assigned campus building portfolio. The director leads the Zone Operations Manager layer and, through the reporting hierarchy, ensures that Area Operations Managers, Building Operations Managers, part-time, and their student teams deliver consistent building care/cleanliness, event support, safety, customer service, and operational excellence. The position establishes standards and priorities, aligns resources to campus needs/strategic objectives, develops leaders, manages risk and budgets, and serves as a senior Building Operations liaison to Physical Facilities, building representatives, colleges, ecclesiastical representatives, and other university partners.

The role requires a visible, field-oriented leader who regularly walks buildings, observes operations, analyzes data, coaches managers, engages customers/patrons, and responds decisively to changing conditions. The director is accountable for translating university and department priorities into measurable service outcomes across the portfolio.

Organizational scope:

The director reports to the Managing Director and directs operations for assigned zones and specialty areas encompassing 90+ buildings and 6 million square feet (approx.).

Directly supervises Zone Operations Managers, and indirectly supervises Area Operations Managers, Building Operations Managers, part-time supervisors, leads, and student employees throughout the reporting structure.

**This position is not remote . The director is required to be physically working on campus daily and available outside of normal business hours for phone calls or other emergencies/special events on campus.**

What you’ll do in this position:

- Provide Strategic Direction: Set vision, priorities, operating standards, and service expectations for the portfolio in alignment with university and Physical Facilities objectives; coordinate decisions with the Building Operations leadership team.
- Manage Service Quality: Establish standards for cleanliness, presentation, event readiness, safety, security, sustainability, customer service, and response time; review measures, inspections, work orders, labor utilization, customer feedback, and safety information to identify risks and opportunities.
- Operational Planning: Coordinate plans for events, seasonal conditions, construction, occupancy, emergencies, security, and severe weather; maintain coverage, on-call, emergency, and communication protocols.
- Ensure Service Delivery: Ensure service requests, work orders, projects, and building issues are prioritized, tracked, communicated, and completed; resolve escalated concerns and maintain relationships.
- Leadership: Lead, coach, mentor, and hold Zone Operations Managers accountable; develop management pipelines and ensure recruitment, onboarding, training, scheduling, evaluation, recognition, compensation, and performance-management practices.
- Financial and Asset Stewardship: Manage delegated labor, operating, supply, equipment, and project budgets; identify variances and ensure equipment and supply acquisition, allocation, inventory, maintenance, lifecycle replacement, and surplus.
- Safety, Compliance, and Administration: Ensure safe work practices, regulatory compliance, incident reporting, hazard correction, accessibility, and sustainability; communicate, maintain records, support committees, pursue improvement, attend training, and perform duties as assigned.

What qualifies you for this role:

Required

- A firm commitment to the mission of BYU.
- Bachelor’s degree.
- Eight years of professional experience in building operations/custodial operations on a large university campus.
- Eight years of progressive supervisory/management experience in higher education setting, including experience in a upper-level management or leadership role.
- Demonstrated experience leading through subordinate managers or across multiple buildings, sites, teams, or operating units.
- Experience managing operating or labor budgets, equipment portfolios, capital or facility projects, and service-level performance measures
- Ability to analyze operating data, budgets, staffing, inspections, customer feedback, and work-order information to set priorities and improve outcomes.

Preferred

- Bachelor’s degree in facilities management, business, operations, public administration, or similar field

Skills, abilities, knowledge, licenses, certifications:

Required:

- Knowledge of building operations, custodial services, floor and carpet care, event setup and removal, snow and ice response, access and lockup practices, work-order processes, and building service standards.
- Knowledge of equipment, chemical use, hazards, cleaning methods, restroom sanitation, public safety, emergency procedures, building evaluations, and security protocols sufficient to guide managers and evaluate results.
- Ability to lead through a multi-level organization, establish clear expectations, coach managers, make sound decisions, manage conflict, and hold people accountable with respect and professionalism.
- Strong written, verbal, interpersonal, presentation, and customer-service communication skills; ability to communicate effectively with employees, students, building representatives, and senior leaders.
- Working knowledge of computer applications and administrative systems used for schedules, timekeeping, inventories, budgets, purchasing, work orders, inspections, incident reports, and communication.
- Experience with continuous-improvement methods, service-level reporting, or enterprise work-management systems.

Moderate - Physical effort represented by frequent handling of medium weight objects (approx. 20-50 lbs.) and materials, or use of medium weight hand tools. May require climbing and working from ladders or in awkward positions.

Typical Starting Pay: $84,000 to $109,000
