Commercial Construction Superintendent - Corporate Interiors

Job Description:

A Superintendent directs the on-site workflow for commercial office tenant improvement and corporate interiors projects , ensuring alignment with the project schedule and HITT safety and quality standards.

The Superintendent provides field leadership and serves as the primary liaison between the project team, subcontractors, building management, and client representatives.

This individual leads the execution of office buildouts and renovations, including work within occupied buildings, while coordinating construction activities to minimize disruption to tenants and building operations. The Superintendent communicates project priorities, manages trade sequencing, and ensures quality workmanship from mobilization through final closeout.

Responsibilities

- Administer the HITT safety program for all site personnel and subcontractors, ensuring accidents and incidents are promptly reported and investigated, and supporting inspections by outside agencies.
- Maintain HITT quality standards, with particular attention to architectural details, finish installation, and client expectations for commercial office environments.
- Lead all on-site construction activities, coordinating subcontractors across demolition, framing, drywall, ceilings, flooring, millwork, glazing, and mechanical, electrical, plumbing, and fire protection systems.
- Collaborate with the project manager to develop and maintain project schedules, manage look-ahead planning, and ensure proper sequencing of installations to meet commitments.
- Coordinate with building management and client representatives regarding site access, deliveries, freight elevator use, shutdowns, noise restrictions, and after-hours or weekend work.
- Plan and manage construction in occupied spaces, including phased turnover, dust control, protection of existing finishes, and maintenance of safe access for tenants.
- Maintain daily logs documenting site activities, conditions, manpower, deliveries, and schedule progress.
- Review drawings and subcontractor scopes, identify conflicts or gaps early, and collaborate with the project team to resolve issues and avoid unnecessary change orders.
- Maintain strong working relationships with subcontractors, ensuring clear expectations, accountability, and fair treatment.
- Organize site logistics, temporary facilities, utilities, material staging, and deliveries; identify long-lead items and coordinate timely procurement with the project manager.
- Coordinate inspections, testing, and building system startup, and manage punch lists and closeout through owner and architect acceptance.
- Collaborate with the project manager and site operations team throughout the life of the project.

Qualifications

- A four-year degree from an accredited university with a concentration in construction, engineering, or business is strongly preferred. Additional relevant work experience is acceptable in lieu of a degree.
- 5+ years of commercial construction experience, including experience with a commercial general contractor and a strong background in corporate interiors and commercial office tenant improvements .
- Previous experience as a superintendent or field project lead preferred.
- Experience delivering office buildouts and renovations with detailed architectural finishes and coordinated building systems.
- Experience managing fast-paced schedules, occupied spaces, phased construction, and after-hours or weekend work.
- Strong understanding of interior construction methods, trade sequencing, building systems, and quality control practices.
- Ability to read and interpret construction drawings, specifications, and subcontractor scopes of work.
- Ability to organize people, materials, tools, and time to meet deadlines and achieve project goals.
- Proficiency with, or the ability to learn, project software including Microsoft Office, Microsoft Project, Procore, Adobe, and Bluebeam.
- OSHA 30 certification preferred.
- Ability to walk or stand for extended periods and lift up to 50 pounds.

In accordance with the Washington Equal Pay and Opportunity Act, section RCW 49.58.110, the base salary range for this position is:
$99,000.00 - $150,700.00

Compensation in other cities and states may vary. The determination of salary is based on the candidate’s individual professional experience, qualifications, education, skills, and training.
