Essential Skills
- Support business development and project pursuits by participating in RFP responses, client presentations, interviews, and preconstruction strategy to help secure new work.
- Lead preconstruction efforts by developing conceptual, schematic, design development, GMP, and lump sum budgets; performing value engineering; reviewing constructability; and defining project scope.
- Develop and implement the project execution plan by coordinating schedules, logistics, procurement, phasing, and construction activities from preconstruction through project completion.
- Lead subcontractor procurement by preparing bid packages, evaluating proposals, negotiating contracts, selecting trade partners, and ensuring timely subcontract execution.
- Serve as the primary liaison for owners, architects, engineers, and trade partners, fostering strong relationships, leading project meetings, and proactively communicating project status, risks, and solutions.
- Oversee project financial performance by overseeing budgets, forecasting, billings, change orders, cost control, contingency, and overall financial health throughout the project lifecycle.
- Manage project documentation and controls by overseeing RFIs, submittals, document control, reporting, contract administration, and project forecasting to support successful execution.
- Identify and mitigate project risks by proactively addressing schedule, cost, procurement, constructability, contractual, and operational challenges before they impact project performance.
- Lead project closeout by managing punch list completion, turnover documentation, owner deliverables, warranty requirements, and final financial closeout to ensure a successful project handoff.
- Develop project teams by mentoring Project Engineers and Assistant Project Managers, fostering collaboration, driving accountability, and promoting professional growth.

Education
- Bachelor of Science (BS) in Construction Management, Architecture or Engineering preferred
Work Experience
- Prior experience working for a commercial general contractor preferred
- Minimum of 5 years of construction project management experience, with 2-3 years of experience specifically in commercial construction required
