Role Description:
As the Operations Manager of the Industrial East Portfolio, you will oversee daily building operations and technical service delivery across a large network of industrial properties and business parks in the GTA.
This position plays a key role in operational performance oversight, capital planning and project delivery, advancing sustainability goals including Net Zero targets, and ensuring safe, compliant, efficient and well-maintained building operations.
You are a hands-on, service-oriented leader who thrives in a fast-paced environment, with a strong focus on collaboration, technical excellence, customer experience and developing others. You use operational data, technology and sound technical judgment to identify risks, improve performance and support both short-term operations and long-term asset value, while contributing operational knowledge and best practices to broader National Industrial initiatives.
Responsibilities:
Operational Oversight & Compliance
- Oversee day-to-day building operations, maintenance, fire and life safety systems and technical service delivery across the Industrial East Portfolio.
- Provide oversight of preventative maintenance programs, inspections and work orders, ensuring deficiencies and overdue items are appropriately assigned, escalated and resolved.
- Ensure compliance with QuadReal policies and applicable codes, regulations and operating standards.
Performance Reporting & Data Management
- Review operational performance reporting, including COVE preventative maintenance performance, Dynamics work-order and inspection activity, fleet driver-safety metrics and other operational KPIs.
- Use reporting and trend analysis to identify risks, recurring issues, outstanding items and opportunities for operational improvement.
- Ensure appropriate follow-up and accountability for identified deficiencies and performance issues.
Building & Technical Operations
- Provide technical leadership across HVAC and RTUs, electrical, plumbing, BAS, roofing and building envelope, and fire and life safety systems.
- Support troubleshooting, lifecycle planning, equipment replacement and capital decision-making.
- Provide technical guidance to Building Operators, Property Management and other stakeholders when complex building issues arise.
Preventative Maintenance & Asset Planning
- Support QuadReal's Preventative Maintenance framework, lifecycle costing, equipment inventories and capital asset planning.
- Ensure preventative maintenance programs are effectively implemented and appropriately documented.
- Use equipment condition, maintenance history and operational data to support repair-versus-replacement and capital planning decisions.
Sustainability & Net Zero
- Identify and execute initiatives aligned with QuadReal's Net Zero and ESG objectives, including energy reduction strategies, building automation optimization and capital upgrades.
- Monitor utility performance and identify opportunities to improve building efficiency.
- Collaborate with Sustainability and Environmental teams on energy, decarbonization and environmental initiatives.
Health, Safety, Risk & Compliance
- Promote a strong culture of safety, integrity and operational responsibility.
- Support Health & Safety programs, inspections, hazard assessments and emergency preparedness.
- Oversee environmental reporting, risk mitigation measures and operational compliance requirements.
People Leadership & Development
- Lead, coach and mentor Building Operators and Operations Coordinators, fostering accountability, continuous learning and strong performance.
- Maintain regular communication with team members and provide clear direction, feedback and support.
- Delegate responsibilities appropriately and provide employees with opportunities to develop their technical knowledge, problem-solving and decision-making capabilities.
- Encourage Building Operators to take ownership of their assigned properties and operational responsibilities while providing appropriate management oversight.
Contractor & Vendor Management
- Manage third-party service providers and contractors to ensure compliance with contracts, established scopes and performance expectations.
- Support procurement, tendering and RFP processes for building services and technical programs.
- Review contractor proposals, pricing and recommendations to ensure appropriate scope, value and operational requirements.
Tenant Improvements & Alterations
- Coordinate and provide technical review of tenant fit-outs, leasehold improvements and alteration requests in collaboration with Leasing and Property Management.
- Review drawings, specifications and proposed modifications for potential impacts to base-building systems, life safety, structural components, roofing and other building infrastructure.
- Ensure appropriate permits, consultant reviews, certifications and project close-out documentation are obtained where required.
Budgeting & Capital Projects
- Assist in preparing and executing annual operating and capital budgets.
- Track operating and capital variances and identify emerging risks or requirements.
- Support capital projects from scope development and procurement through construction, commissioning and close-out.
- Provide operational input into capital planning and equipment replacement priorities.
Property Inspections & Technical Audits
- Conduct regular property inspections and maintain appropriate oversight of building conditions and operating standards.
- Review technical audits, engineering reports and consultant recommendations.
- Support procurement and delivery of major building repairs and upgrades.
- Ensure deficiencies identified through inspections or technical reviews are appropriately tracked through completion.
Technical Recommendations & Problem Solving
- Provide clear and well-supported operational recommendations to Property Management and senior management.
- Recommendations should appropriately identify the issue, scope, technical considerations, pricing, available options, risks and recommended course of action.
- Exercise sound judgment in determining when matters can be resolved operationally and when additional consultant, management or specialist review is required.
Technology & Continuous Improvement
- Champion operational technology and continuous improvement, including COVE, smart-building platforms and other operational systems.
- Support the appropriate use of AI and data tools to improve reporting, asset information, equipment inventories, data verification, productivity and operational decision-making.
- Identify opportunities to simplify processes and improve consistency across the portfolio.
- Ensure technology and AI tools are used in accordance with established QuadReal technology, cybersecurity, privacy and approval requirements.
Cross-Functional Collaboration
- Collaborate with Property Management, Leasing, Development, Asset Management, Health & Safety, Sustainability, Environmental, IT, Finance, HR and other stakeholders.
- Provide Operations input into leasing requirements, tenant projects, capital planning and building-related decisions.
- Support the transition of newly developed or acquired properties into ongoing Operations, including commissioning, deficiency management, asset information and operational handover.
National Industrial Operations Collaboration
- Support National Industrial Operations initiatives and forums, sharing operational knowledge, lessons learned and best practices across regional portfolios.
- Collaborate with Operations colleagues nationally to promote consistency in building operations, preventative maintenance, technical standards, technology adoption and continuous improvement.
- Participate in the development and review of national operational standards, specifications, programs and best practices as required.
Customer Experience
- Act as a key Operations contact for tenant and building-related matters and ensure timely resolution of operational issues.
- Promote high levels of customer satisfaction through consistent service delivery and proactive, professional communication.
- Work collaboratively with Property Management to support tenant relationships and overall building experience.
Experience and Qualifications:
Experience
- 5-7 Years of progressive experience in facilities or building operations management, ideally within industrial or mixed-use portfolios, including experience in a supervisory or management capacity.
- Demonstrated experience managing operating and capital budgets, preventative maintenance programs and infrastructure projects
- Strong working knowledge of HVAC, electrical, plumbing, BAS, fire and life safety, roofing and building-envelop systems.
Technical & Systems Skills
- Proficient in Microsoft Office, Yardi, preventative maintenance/work-order platforms and Building Automation Systems
- Strong understanding of asset lifecycle planning, operational reporting and data analysis, smart-building technologies and the appropriate use of AI and digital tools to improve operational efficiency and decision-making.
- Valid G-class driver's license and access to a vehicle for site travel is required.

- Strong leadership presence with the ability to mentor, coach, delegate and build team engagement and accountability
- Excellent written and verbal communication skills, sound judgement and the ability to provide clear, well supported recommendations

- Ability to respond to after-hours emergencies when required.

The expected annualized base salary range for this role is $90,000 – $110,000.
Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.
