About this role

Link Logistics Real Estate (“Link”) is a leading operator of warehouses and business parks, specializing in last-mile logistics real estate. Established by Blackstone in 2019, the company connects consumption, technology, and the supply chain across its portfolio, which spans half a billion square feet. We leverage our scale, proprietary data and insights, and foundational focus on sustainability to drive success for our customers’ businesses and deliver value for our stakeholders. We put our people, customers, and communities first and find ways to make a conscious, positive impact where we live and work. Every day, we work to reinvent and lead our industry forward by thinking bigger and challenging the status quo.

Power has become the binding constraint on industrial and digital-infrastructure value. Most owners treat it as a utility problem — Link is making it an in-house capability that competitors can't easily replicate, and a new source of value for our customers and investors.

As Vice President, Power & Infrastructure , you will own the technical engine of that capability: Link's Industrial Power Program and on-site generation engineering. You will build and lead a dedicated in-house power engineering team — beginning with two Power Engineering Directors and scaling as the program matures — and stand up the standards, data, and repeatable processes that let Link say “yes” to high-power opportunities, protect the portfolio from obsolescence, and transact faster.

The mandate spans five connected areas: power and utility data acquisition, utility power audits, utility power upgrades, on-site generation strategy, and power demand metering.

WHAT YOU'LL OWN:

Power & Utility Data Acquisition

- Build and maintain the portfolio's power data foundation — capacity, demand, and service-level attributes — as the single source of truth for Leasing, Investments, Development, and Capital Markets.

- Establish direct utility bill and interval-data feeds through aggregators (e.g., UtilityAPI, Arcadia) and manage the LOA-driven data pipeline.

- Define and govern power data standards and benchmarks (W/SF by automation tier) and partner with Technology to operationalize power attributes in PIM.

- Turn raw field and utility data into decision-ready benchmarking, obsolescence-risk scoring, and site prioritization.

Utility Power Audits

- Own the enterprise field-audit program end to end — framework, standards, execution, and QA — producing verified, service-connection-level data and one-line diagrams across the portfolio.

- Prioritize audits by risk, starting with large, high-power sites carrying near-term lease roll and scaling toward full portfolio coverage.

- Transition from third-party engineering vendors to an internal team — retaining IP, quality control, and turnaround — while selectively using vendors for surge capacity.

- Validate audit output for ingestion into the power data platform.

Utility Power Upgrades (Tactical Intervention)

- Lead the “Path to Power” upgrade program — advanced engineering assessments, ROM cost and schedule, and utility coordination for sites that fall below market power benchmarks.

- Serve as the technical resource, and where needed the lead, for local field teams pursuing speculative or deal-driven power upgrades.

- Establish and manage regional electrical-contractor relationships (MSAs) to compress lead times and standardize execution.

- Partner with Leasing, Construction, and Market Officers on design options, capital-recovery mechanisms, and deal structures.

On-Site Generation Strategy

- Develop Link's on-site generation (OSG) / behind-the-meter strategy — first as an enablement lever where utility capacity is insufficient, and over time as a potential infrastructure return stream.

- Build and maintain the BTM solution toolkit — technology options, vendor RFIs, cost structures, lead times, and PPA / ownership structures.

- Lead return / risk modeling for OSG deployments in coordination with Investments & Underwriting.

- Translate OSG capability into a repeatable commercial and technical playbook for constrained sites.

Power Demand Metering

- Stand up and scale Link's demand-metering program to capture true customer demand and load profiles — moving from pilot to portfolio.

- Evaluate and deploy the right mix of metering approaches (utility interval data, clip-on submeters, pulse-portal meters) against scope, scalability, and risk.

- Use demand data to detect obsolescence risk early, refine benchmarks, and inform capital allocation.

TEAM LEADERSHIP & PLATFORM BUILDING

- Recruit, onboard, and lead a dedicated in-house power engineering team, beginning with two Power Engineering Directors, and scale the organization as the program matures.

- Establish clear ownership, standards, and repeatable processes so the platform scales without re-litigating priorities on every deal.

- Manage the mix of internal and third-party engineering resources to balance cost, speed, and capability.

- Own budget, run-rate, and resource planning for the engineering function.

CROSS-FUNCTIONAL PARTNERSHIP & EDUCATION

- Act as Link's power center of expertise for Leasing, Investments, Development, Construction, Market Officers, and executive leadership.

- Drive the internal power-education program — a common language and shared benchmarks — and help set tenant expectations on power requirements.

- Provide point-in-time, verified power data that accelerates leasing, dispositions, and capital-markets transactions.

FIRST-YEAR PRIORITIES

- Complete high-priority field audits and initiate tactical interventions on the highest-risk sites.

- Hire and onboard the initial engineering team (two Directors) and establish the internal operating model.

- Operationalize verified power attributes in PIM and stand up ongoing data governance.

- Launch and evaluate the demand-metering pilot and deliver an OSG execution-strategy recommendation.

- Complete the initial power-education campaign across transaction and leadership teams.

REQUIRED QUALIFICATIONS:

- Bachelor's degree in Electrical Engineering or a related engineering discipline.

- 12+ years in power / electrical engineering, utility interconnection, energy, or infrastructure delivery, including several years in a leadership capacity.

- Deep expertise in electrical distribution systems — utility service, transformers, service and distribution capacity, amperage / voltage, and power service upgrades.

- Demonstrated experience scoping and managing utility upgrades and coordinating with utilities and electrical contractors.

- Experience building and leading teams and managing third-party engineering vendors.

- Strong data and benchmarking fluency; able to turn technical findings into commercial recommendations for senior audiences.

- Excellent cross-functional communication; able to translate engineering complexity for leasing, investment, and executive stakeholders.

PREFERRED QUALIFICATIONS:

- Professional Engineer (PE) license.

- On-site generation / behind-the-meter experience (solar, storage, natural gas, fuel cells) and familiarity with PPA and capital-recovery structures.

- Experience in industrial real estate, logistics, data centers, or other asset-intensive, power-sensitive environments.

- Experience standing up demand-metering / submetering programs.

- Familiarity with utility data platforms and property / asset data systems.

HOW YOU WORK:

- Bias to action in a fast-moving, still-forming platform; comfortable building the plane while flying it.

- Sound judgment and adaptability — audit and upgrade conditions vary widely across the portfolio.

- A builder's mindset: creates scalable standards, processes, and teams, not one-off fixes.

- Outcome-oriented — every workstream ties to a measurable transaction or portfolio result.
