作为项目上工程部门负责人，按照服务合同为项目提供优质的工程服务

岗位职责：

·        负责确保提供设备设施服务工程部分符合所有法律法规及有关规章制度

·        定期向项目经理提供周、月、年度报告，事故报告并参与和客户的定期会议以及服务改善计划

·        制定年度工程人员的培训计划，包括相关安全培训，并监督计划的按时完成;

·        负责整个工程团队的绩效考核，参与整个工程团队的人员招聘情况，从技术上进行把关;

·        带领整个工程团队，积极分析并制定节能计划，经客户批准后组织实施。

·        参与客户的项目改造等工作，从技术及运营角度给出建议。

·        负责设备清单、技术参数、设备数量的统计和年度更新工作。

·        客户报修要及时跟进维修并反馈汇报。

·        根据公司的生产环境、设备说明书、设备状况，管理整个项目的工程设备点检、年度维护计划的审批及监督实施，及时提供维护报告。

·        申请设备维修、维护、保养时所需的备件和建立仓库最低库存。

·        管理设备的保养和保养计划，安排下属按时定期点检和保养工作，并填写记录，发现存在的问题，及时处理。

·        及时按照优先等级分配日常维修工单给工程技术员，完成后并关闭工单；如果缺少物料，请提出需要的材料型号&品牌、数量、尺寸等数据安排申请购买；

·        指导下属按照巡查路线、巡查点位、规定的巡查时间、巡查负责厂区和办公楼所有设备的检查，并做好巡查记录和抄表记录，并解决下属反应的问题。

·        每月制定各类设备的运行时间表，确保满足客户商业运行要求。

·        对日常维保活动进行督查，确保其严格遵守设备维保和点检标准程序以避免设备不良运行情况的产生。

·        对提供维保服务的第三方供应商进行管理，确保其工作内容符合客户要求且对建筑设施所实现风险最小化。

·        根据检修计划表做好有关检修工作，做好检修记录发现问题认真解决，最大限度减少经济损失。

·        管理整个项目工程方面的事故调查及应急流程;发生紧急事故，应立即到位，迅速查明原因，排除故障，并7x24小时响应紧急情况的现场支持

·        按照7S和行业标准管理设备和设备房。

例如空调机房：设备房门名称&编号、设备房门上粘贴安全警示标识、设备房上锁；设备房内机房管理制度、设备机房责任人、设备保养记录、设备巡查记录、授权人员上岗证复印件上墙，设备名称、设备运行&待机&维修中、设备操作指引、管道介质、管道流向、阀门开关状态；配电柜名称、上级开关位置、上级开关名称、配电柜温度检测点标识&编号、确保所有的标识完整和机房整洁卫生。

·        贯彻公司环保方针，每日记录能源使用数据，并追踪和分析能源使用状况，发现能耗数据比日常偏高，需要马上检查异常、并提出合理化的节能建议，提高环保节约意识。

·        提高服务质量不断的为客人提供高水平的服务。

·        及时高效的完成项目经理交办的其它工作。

岗位要求：

·           客户的满意度

·           个人绩效评估

·        具有五年以上的建筑机电设施和设备管理经验

·        具有良好的沟通能力及团队合作能力

·        熟悉中国对健康与安全及建筑物管理方面的相关法律法规
