1. SOP 与文档合规管理
负责 Hard 团队相关 SOP 文件的梳理、归档与版本更新，整理历史交接文档。同步维护设备台账、技术档案（竣工图纸、说明书、检测报告等）及合规证照台账（电梯年检、消防检测、二次供水卫生许可等），跟踪有效期并配合政府部门检查，确保技术资料完整、合规可追溯。
2. 专项事件报告
- 定期专项： 对重点区域工单进行周期性分析，输出工单分析报告，识别高频问题与改善方向。
- 突发事件： 针对空调、电梯等设备突发故障，线下收集运行数据与处置记录，整理并输出故障分析报告。
3. 维修施工单管理
对接供应商施工单，统筹维修及维保安排（如配电箱、FM200、电梯维修等），跟踪施工进度与完成质量，确保施工符合 EHS 安全标准与 SLA 服务等级协议。
4. 备品备件与费用结算
负责备品备件的库存管理与费用结算，根据消耗情况定期采购补充，确保库存合理。起草结算审批邮件并提交客户审批，跟进审批闭环，同步记录费用台账，为预算编制提供数据支撑。
5. 供应商月度 KPI 考核
依据当月逾期工单情况、响应时效及完工质量，对供应商进行月度 KPI 考核，输出考核结果并推动服务改进，形成供应商履约评估记录。
6. 基础运维工单全流程跟进
负责非智能工单以外的全部基础运维工单，从接单、派单、现场处置到完工确认、租户回访，确保全流程闭环。同步维护 CAFM/工单系统数据，保证工单记录完整、分类准确，并根据使用体验提出系统优化建议。
7. 零星工程 / 小维改
与智能工程师互为备份，跟进零星工程及小型维修改造项目：
- 接到需求后赴现场查看可行性；
- 全流程跟进供应商报价、方案、施工及验收；
- 完工后开展满意度调查。
8. 重点区域巡检与应急管理
按计划对重点区域进行巡检，及时发现并处理设备隐患与异常。参与或组织应急演练（消防疏散、电梯困人、跑水处置等），熟悉紧急事件响应流程，监督外包人员完成入场培训与安全交底。
9. 能源与可持续性支持
定期抄录水、电、燃气数据，分析异常波动并输出能耗报告。配合推行节能措施（照明改造、空调温度优化、设备运行策略调整等），为业主或租户的 ESG/可持续发展报告提供设施侧数据支撑。
10. 其他
完成领导交办的其他相关工作。
