This is a unique opportunity to take a hands-on role in opening and managing Exodus, a new 72-home supportive housing community in downtown Minneapolis, while also leading and developing the Property Managers at Alliance and OHP. We're looking for someone who can step in with confidence, build strong teams, set clear expectations, and bring the leadership and operational skills needed to help all three communities succeed.
Approximately 80% of this position will focus on the daily management of Exodus, including financial performance, affordable housing compliance, property condition, resident experience, and team leadership. The remaining 20% will focus on directly supervising, coaching, and supporting the Property Managers at Alliance and OHP, helping them solve problems, strengthen operations, and achieve results.
Success in this role also means building strong relationships with residents, supportive service providers, and community partners. The Area Manager will play an important role in fostering safe, stable, and welcoming communities that support residents' long-term housing stability.
The Area Manager reports directly to the Portfolio Director.
Key responsibilities include, but are not limited to:
Team Leadership & Multi-Site Support
- Lead, coach, and develop the onsite team at Exodus through ongoing training, performance management, annual reviews, and clear expectations for accountability and resident service.
- Directly supervise the Property Managers at Alliance and OHP, providing ongoing coaching, performance management, and support to help them establish priorities, strengthen operations, and achieve property goals.
- Regularly evaluate property and team performance across all three communities, identify areas for improvement, and hold teams accountable for results.
- Partner with Aeon's Talent Acquisition Manager to support effective and equitable recruitment and hiring, building strong, capable property teams.
Financial Management
- Develop and manage annual operating budgets, monitor expenses, prepare monthly financial variance reports, and support capital planning.
- Drive strong collections performance by monitoring delinquency, addressing past-due balances, and ensuring timely follow-up while working with residents and service partners to support housing stability.
- Review financial performance at Alliance and OHP, identify concerns, and work with Property Managers to develop action plans that strengthen results.
Property Maintenance & Physical Condition
- Direct maintenance and cleaning operations at Exodus, ensuring timely completion of work orders, apartment turnovers, preventative maintenance, and property upkeep.
- Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities to improve property conditions.
- Support the Property Managers at Alliance and OHP in addressing maintenance priorities, property inspections, and vendor performance.
- Prepare properties for inspections by regulatory and oversight agencies, ensuring any findings are addressed promptly.
Leasing, Occupancy & Affordable Housing Compliance
- Lead leasing and occupancy efforts at Exodus, coordinating with referral partners, service providers, and internal teams to achieve occupancy goals and support successful resident move-ins.
- Ensure accurate and timely completion of applications, eligibility certifications, recertifications, renewals, and required documentation.
- Monitor occupancy and compliance performance at Alliance and OHP, providing guidance and support to Property Managers in addressing vacancies and compliance concerns.
- Partner with Aeon's Compliance Team to prepare for audits and inspections, resolve complex compliance matters, and maintain compliance with applicable housing program requirements.
Supportive Housing & Community Partnerships
- Build and maintain strong relationships with residents, Touchstone Mental Health at Exodus, and service partners at Alliance and OHP to support housing stability while maintaining clear roles between property management and supportive services.
- Support property teams in navigating complex resident situations with empathy, sound judgment, consistency, and respect for resident rights and lease requirements.
- Foster safe, stable, and welcoming communities through culturally responsive communication, collaboration, and a commitment to treating residents with dignity and respect.
