About this role

Maintenance Technician

Southern Sands Property Management Group
Location: Galveston Island & Bolivar Peninsula, TX
Job Type: Full-Time | Field-Based
Salary: $45,000–$50,000 annually

Company Overview

Southern Sands cares for luxury beachfront and coastal vacation homes along Galveston Island and the Bolivar Peninsula. Homeowners trust us with some of the most meaningful places in their lives, and guests return because the home is right when they walk in.

We're a team that values quality workmanship, reliability, and getting the job done right the first time.

The Opportunity

Fix it right. Prove it's fixed. Keep every home guest-ready.

Our Guest Experience and Homeowner Support teams work remotely and handle every call and message. When a home needs repair work, they open a case, and our Field Operations Managers dispatch it. As a Maintenance Technician, you are the hands-on repair specialist for our homes: you diagnose the problem, fix it the first time, and close the case with proof.

Our homes see a steady stream of guests, salt air and Gulf Coast weather, and something always needs attention: a running toilet, a GFCI that won't reset, an AC that's short-cycling, a deck board that's lifting. We want one skilled technician who can handle most of it without calling a contractor, and who knows when a licensed trade is the right call.

Expect to spend your day in our homes and on the road between them. You'll work from cases on your phone or tablet, so the office, the Field Operations Manager, and the homeowner can all see what was done.

What You'll Do

Repair and Restore

- Diagnose and repair plumbing issues: leaks, faucets, toilets, disposals, drains, water heaters, and low water pressure
- Handle electrical repairs within your training: outlets, GFCIs, switches, light fixtures, ceiling fans, and breaker issues
- Troubleshoot HVAC and appliances, make the repairs you can, and hand off to a licensed vendor when the job requires one
- Complete carpentry, drywall, paint touch-ups, door and lock adjustments, and deck, stair, and handrail repairs
- Pressure-wash and touch up exteriors, and keep outdoor showers, grills, and patio areas in working order

Prevent Problems Before Guests Find Them

- Work through the preventive maintenance calendar: HVAC filters, smoke and CO detector tests, water heater checks, and quarterly systems inspections
- Check every home you visit for salt-air corrosion, water intrusion, loose railings, and trip hazards, and open a case for anything you find
- Help with seasonal deep inspections before summer and after hurricane season, and with storm prep and post-storm checks
- Support pool and hot tub upkeep alongside our pool vendors when needed

Work Every Case to a Documented Close

- Take maintenance cases in Zoho from your Field Operations Manager, update the status as you work, and keep the case moving
- Close every job with before-and-after photos, notes on what you found and what you did, parts used, time spent, and cost
- Follow our spending rules: repairs under $250 proceed and are recorded on the case; anything over $250 waits for written management approval on the case, unless it's an emergency
- Keep receipts for every part, and log the entry, time, and reason for every visit to an occupied or vacant home

Respond When It's Urgent

- Meet our response times: emergencies like no A/C in summer, active leaks, no power or water, or a safety hazard are acknowledged within an hour and handled on site the same day; guest-impacting issues within 1 hour
- Treat an occupied home as the top priority, and keep guests informed and comfortable while you work

Support the Team

- Give Field Operations Managers clear diagnoses and photos when a job needs a vendor or homeowner approval
- Meet vendors on site when asked and confirm their work is done right before the case closes
- Keep your company tools, parts stock, and vehicle organized so you can fix the common problems on the first visit

The Scoreboard

You'll finalize targets with your Field Operations Manager, but expect your success to be measured by:

- Response and resolution times against our emergency, guest-impacting, and routine targets
- Repairs fixed on the first visit, without a repeat case for the same problem
- Cases closed with complete photos, notes, parts, and cost
- Preventive maintenance tasks completed on schedule
- Guest complaints and review mentions tied to maintenance in the homes you service
- Vendor calls avoided because you could do the work in-house

We share the numbers openly. You'll always know where you stand.

Required Qualifications

- Experienced in the trade. You have 3+ years of experience in maintenance, handyman work, construction, facilities, hotel or resort maintenance, or property management
- Skilled across systems. You have working knowledge of plumbing, electrical, and general repairs, and carpentry and drywall experience
- A problem solver. You find the cause, not just the symptom, and you know when a job needs a licensed trade
- Disciplined about documentation. If it isn't photographed and logged, it didn't happen
- Comfortable with technology. You can work cases, take photos, and update notes from a smartphone or tablet
- Courteous in occupied homes. When a guest is on site, you're professional, quick, and respectful of their stay
- Local and mobile. You live within about 30 minutes of the Galveston Seawall, have a valid driver's license, reliable transportation and auto insurance, and can work weekends and holidays when needed
- Physically ready for the work. You can climb stairs and ladders, lift 50+ pounds, and work outdoors in Gulf Coast heat
- Trustworthy. You'll hold access to our homeowners' homes and must pass a background check

Preferred Qualifications

- Vacation rental or hospitality maintenance experience.
- EPA 608 certification or HVAC training.
- Pool and hot tub maintenance experience.
- Familiarity with smart locks, thermostats, or Zoho.
- Spanish fluency.
