About this role

JOB PURPOSE

The role The role is the analytical and structuring authority for the commercial monetisation of GMR Aerocity's real-estate portfolio. It owns the financial architecture on which the GM's BD mandates run including pricing, bid and transaction decisions rest — discounted cash flow, residual land valuation, returns analysis, and scenario and sensitivity construction.

For each opportunity the role determines the analytical approach, constructs the economics, and recommends valuation ranges, reserve pricing and commercial structure. It runs competitive monetisation processes end to end under the GM's direction, from opportunity definition through to award and contract handover.

It sets the analytical standard for the function and is the technical authority on valuation methodology and deal architecture across the transaction portfolio. It carries no direct reports; its standing rests on the depth and defensibility of the analysis rather than on span.

- Determine the analytical approach and model architecture for each opportunity, including scenario, sensitivity and downside construction.

- Be answerable for the integrity of the numbers used in decision-making and for the assumptions on which they rest, acting as the checker of models built within the stream.

- Zero material restatement of committed analysis

- Turnaround from opportunity definition to decision-ready analysis

Transaction structuring and commercial recommendation

- Recommend valuation ranges, reserve pricing and commercial structures to the GM — fixed rent versus revenue share, escalation design, lease and licence terms, and phasing.

- Advise on the commercial implications of regulatory, land-use and lease-term constraints on transaction economics.

- Realized value against recommended range

- Recommendations accepted at decision forums
