About this role

Commercial Real Estate Operations Associate

An Opportunity to Build a Career Across Real Estate, Finance, and Business Operations

At Bourn Companies, we view commercial real estate operations as much more than managing buildings. We are in the business of creating, operating, and growing real estate assets, and we believe successful operations require a combination of financial acumen, business judgment, strong relationships, and an understanding of how real estate works.

Our portfolio encompasses retail, office, residential, and hospitality properties, each with unique operating considerations and business dynamics. We're looking for an individual who is excited by the opportunity to learn how these businesses operate, understand what drives their financial performance, and ultimately help shape their long-term success.

This is a unique opportunity to work directly with experienced leadership while gaining exposure to nearly every function of a real estate development company. You'll collaborate with development, project management, leasing, accounting, and legal teams, as well as tenants and business partners, to understand how decisions made throughout the development process influence the long-term operation and performance of our assets.

We are looking for someone with a strong financial and analytical foundation who also genuinely enjoys working with people, solving problems, and taking ownership of meaningful responsibilities.

We are willing to invest in developing the right individual who demonstrates the aptitude, curiosity, initiative, and commitment to grow. For someone with the right abilities and ambition, this position offers a meaningful long-term career path with the potential to develop into a leadership role within our real estate operations business.

What You Will Learn and Do

• Financial Management: Develop and manage property operating budgets, analyze financial performance, review operating expenses, and support CAM reconciliations and financial reporting.

• Business Operations: Learn how real estate assets operate as businesses, including the relationships between revenue, expenses, capital investments, tenant performance, and long-term asset value.

• Tenant and Partner Relationships: Build relationships with commercial tenants and operating partners, understand their business needs, and collaborate on opportunities and challenges that affect their success.

• Development and Project Collaboration: Work with Development Principals, Project Managers, and design teams to evaluate how building systems, materials, layouts, and operational logistics influence the long-term performance of our properties.

• Lease and Contract Management: Collaborate with leasing and legal teams to understand lease commitments, negotiate and administer vendor agreements, and develop the knowledge and experience to participate in lease renewals and other business negotiations.

• Property Operations: Gain hands-on experience coordinating vendors, building services, maintenance, tenant improvements, occupancy transitions, and the day-to-day operations of commercial properties.

• Portfolio Exposure: Develop an understanding of the different operating models and business considerations associated with retail, office, residential, and hospitality assets, including opportunities involving operating partnerships and joint ventures.

• Problem Solving and Improvement: Evaluate operational challenges, identify opportunities to improve efficiency and financial performance, and help develop systems and processes that support a growing real estate portfolio.

• Increasing Responsibility: As your experience and capabilities develop, assume greater ownership of operating decisions, tenant relationships, financial performance, and portfolio responsibilities.

What We Are Looking For

• Bachelor's degree in finance, accounting, business, economics, real estate, or a related field preferred.

• Strong numerical aptitude, analytical thinking, and an interest in understanding the financial drivers of a business.

• Proficiency in Excel and an interest in developing more advanced financial and analytical capabilities.

• Excellent interpersonal and communication skills, with the ability to develop productive relationships across a wide range of people and disciplines.

• Strong organizational skills, attention to detail, and the ability to manage competing priorities and follow through on commitments.

• Intellectual curiosity, initiative, sound judgment, and a willingness to take ownership of problems and solutions.

• A genuine interest in real estate, business operations, and building a career with increasing responsibility and leadership opportunities.

A Career With Room to Grow

This role provides an opportunity to develop a broad understanding of real estate, from the initial development and construction of a property through its ongoing operation and financial performance.

Our goal is to develop someone who can grow beyond managing individual properties to understanding, improving, and ultimately helping lead the business of real estate operations.

Commercial real estate experience is a plus, but we're more focused on finding someone with the intellectual capability, interpersonal skills, work ethic, and curiosity to learn the business from the ground up—and a genuine interest in building a long-term career in real estate operations.
