The Senior Property Manager is responsible for the successful delivery of integrated property, lease and account management services across a number of assigned Clients.

The role acts as the primary relationship manager for a number of key Western Australian clients, ensuring the delivery of contractual obligations, operational excellence, financial governance and strategic property advice. Working as an extension of the client team, the role provides both landlord and tenant representation services across owned and leased assets.
The position combines the responsibilities of account management, property management and lease management and requires strong commercial acumen, stakeholder management capability and leadership skills. The successful candidate will oversee a small on-site team, manage lease obligations and property financials, provide strategic portfolio advice and lead client engagement activities to ensure high levels of client satisfaction and contract performance. The role will also manage a portfolio of Commonwealth leased properties within a Government account and provide expert lease management services including renewals, lease interpretation, financial administration and compliance management.
Australian Citizenship is mandatory, as the successful candidate will be required to obtain and maintain relevant Australian Government security clearances.
Key Responsibilities:
Property & Lease Management
- Manage a portfolio of owned and leased assets across the assigned client accounts, ensuring effective property and lease administration, compliance and performance.
- Act as both Landlord Representative for client-owned properties and Tenant Representative for leased assets, providing end-to-end tenancy and stakeholder management.
- Provide expert lease interpretation and advice regarding client obligations, lease compliance requirements, critical dates, renewal options and portfolio risks.
- Manage lease transactions including renewals, options, variations, terminations, surrenders and the execution of associated lease documentation.
- Liaise with landlords, tenants, agents, solicitors and internal stakeholders to negotiate, administer and execute lease and property-related matters.
- Oversee rent payments, rental recoveries, tenancy recharges, outgoings reconciliations, operating expenses and financial recoveries, ensuring accurate financial management across the portfolio.
- Monitor property and lease performance, occupancy, contractual obligations and compliance requirements, proactively managing risks and critical lease events.
- Maintain the integrity and accuracy of lease, tenancy and property data within portfolio management systems and records.
- Ensure all property and lease activities are undertaken in accordance with contractual obligations, legislative requirements and client governance frameworks
Financial Management & Governance
- Manage portfolio financial performance, including budgets, forecasts, rent rolls and variance reporting.
- Review and approve rent, outgoings and non-recurring invoices in accordance with delegated authorities.
- Monitor debtors, expenditure and reconciliation processes to ensure financial accuracy and compliance.
- Support annual budgeting and financial planning activities.
- Ensure all portfolio activities comply with client contracts, company policies and regulatory requirements.
- Identify and mitigate commercial, operational and compliance risks.
People Leadership
- Provide day-to-day leadership, coaching and support to the WA property services team.
- Foster a high-performance, client-focused culture aligned with Cushman & Wakefield values.
- Set clear expectations, monitor performance and support employee development.
- Encourage collaboration across facilities, lease administration, finance and account management teams.
Stakeholder & Relationship Management
- Develop strong working relationships with clients, landlords, tenants, contractors, government agencies and service providers.
- Collaborate with internal business units to deliver integrated property solutions.
- Effectively manage competing stakeholder requirements to achieve positive commercial outcomes.
- Support business continuity and service delivery initiatives across the assigned portfolios.
Account Management & Client Leadership
- Act as the primary point of contact for assigned WA client accounts, fostering trusted and collaborative relationships with key client stakeholders.
- Develop and implement account strategies aligned with client objectives and Cushman & Wakefield business goals.
- Lead regular operational, governance and strategic review meetings with clients.
- Provide strategic property, lease and portfolio management advice to support client decision-making.
- Identify opportunities for service improvement, operational efficiencies and business growth.
- Ensure contractual obligations, service level agreements and performance measures are achieved.
- Manage escalations, issues and risks while maintaining high levels of client satisfaction.
- Prepare and present monthly, quarterly and annual performance reports and portfolio insights
Risk, Compliance & Continuous Improvement
- Ensure compliance with all lease obligations, statutory requirements, governance frameworks and health and safety obligations.
- Monitor contractual, financial and operational risks and implement mitigation strategies.
- Drive continuous improvement initiatives that enhance service delivery, reporting, governance and client outcomes.
- Champion Cushman & Wakefield values, operational excellence and client service standards.
Background and Experience
- Minimum 7 years' experience in commercial property management, lease management, account management or a related real estate environment.
- Demonstrated experience managing complex client relationships and service delivery contracts.
- Strong understanding of commercial leasing principles, lease administration and property management practices.
- Experience managing financial budgets, outgoings reconciliations and portfolio reporting.
- Proven people leadership experience, including direct management of teams.
- Experience working with Government or large corporate property portfolios highly regarded.
- Demonstrated ability to negotiate outcomes and manage multiple competing priorities.
- Strong commercial, analytical and problem-solving skills
Qualifications & Technical Skills
- Tertiary qualification in Property, Real Estate, Business, Commerce or Finance.
- Real Estate Licence or Real Estate Registration.
