Job Title: Construction Project Manager 3 Job Description
This role oversees complex, non-IT construction and engineering projects, with a focus on data center or other mission-critical facilities. The Construction Project Manager 3 plans, directs, and coordinates technical activities across multiple stakeholders, ensuring projects meet scope, schedule, budget, and quality objectives. The position requires a strong blend of field experience, office-based project controls, and technical construction knowledge, with responsibility for cost management, schedule management, and coordination with general contractors and internal teams.
Responsibilities
- Coordinate construction and non-IT technical projects from planning through completion, developing detailed project plans to achieve defined goals and milestones.
- Direct and integrate technical activities across engineering, construction, and related disciplines to ensure seamless execution.
- Present and explain project proposals, progress reports, and findings to internal stakeholders and external clients in a clear and professional manner.
- Recruit, assign, direct, and evaluate project staff, while overseeing the development and maintenance of staff competence and performance.
- Analyze technology options, resource requirements, and market demand to plan and assess project feasibility and recommend appropriate strategies.
- Confer with management, production, and marketing staff to discuss project specifications, procedures, and alignment with business objectives.
- Review, recommend, and approve project contracts and cost estimates, ensuring alignment with budget and commercial terms.
- Manage project schedules, including developing, maintaining, and monitoring timelines, and proactively identifying and addressing schedule risks.
- Coordinate day-to-day trade and site activities, resolving challenges related to cost, schedule, and procurement in collaboration with the general contractor.
- Review change orders, investigate entitlement, and perform brief cost analyses to support informed decision-making and cost control.
- Monitor and manage project cost performance, including cost control and forecasting, to ensure projects remain within approved budgets.
- Review project schedules regularly and notify stakeholders of potential risks, constraints, or deviations, recommending mitigation actions.
- Lead and run internal project meetings and external meetings with the general contractor, ensuring clear communication, action tracking, and issue resolution.
- Apply technical construction knowledge to evaluate design, constructability, and field issues, particularly in data center or mission-critical environments.
- Ensure compliance with quality standards, safety requirements, and applicable regulations throughout project execution.

- Bachelors degree in business administration or a related field.
- 57 years of experience in project management or related roles.
- Approximately 23 years of trade or site experience or construction field exposure.
- Approximately 23 years of office-based project experience, including documentation and coordination.
- Approximately 23 years of hands-on project management experience.
- Approximately 23 years of technical construction skills, including understanding of construction methods and systems.
- Approximately 23 years of cost control experience, including budget management and cost tracking.
- Approximately 23 years of schedule planning experience, including developing and maintaining project schedules.
- 12 years of experience with data center or other mission-critical construction projects.
Additional Skills & Qualifications
- PMI or PMP certification preferred.
- Experience attending and contributing to external meetings with general contractors.
- Experience coordinating day-to-day challenges across cost, schedule, and procurement functions.
- Experience reviewing change orders, assessing entitlement, and performing brief cost analyses.
- Experience leading internal and external project meetings and driving action items to completion.
- Exposure to financial systems, product roll-outs, or other non-IT project environments is beneficial.
Work Environment
This position is based in Phoenix, AZ and typically follows a 40-hour workweek. The role involves a combination of office work and on-site presence at construction or mission-critical facilities, including data centers. You will use standard office productivity tools such as Microsoft Word, PowerPoint, Project, and Visio, alongside project management and scheduling tools. The environment requires regular interaction with general contractors, trades, and internal stakeholders in both formal meeting settings and active construction sites. Appropriate safety equipment is required, including a monitor, keyboard, headset, and mouse for office work, as well as a Class 2 safety helmet, Class 2 or higher safety vest, cut and impact-resistant gloves, ANSI Z87.1 or higher safety glasses or visor, composite toe work boots made of leather or leather alternative that extend a minimum of four inches above the ankle (no low-cut or sneaker style), and a Class 2 or higher reflective jacket suitable for cold and wet weather. The role emphasizes adherence to safety standards, collaboration in a professional project-focused culture, and working in environments where reliability and uptime are critical.

Pay and Benefits
The pay range for this position is $60.00 - $85.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
