Construction Project Manager

Job Title: Project Manager Job Description This Project Manager role focuses on leading large-scale warehouse and industrial construction projects, typically around $30 million in value. The position oversees projects from preconstruction through completion, ensuring they are delivered on time, within budget, and to a high standard of quality while building strong relationships with owners and architects. Responsibilities

- Lead and manage warehouse and industrial construction projects from preconstruction through closeout, ensuring alignment with design, budget, schedule, and quality expectations.
- Build and maintain strong, collaborative relationships with owners, architects, and subcontractors to support successful project delivery and client satisfaction.
- Oversee total construction efforts to ensure the project is constructed in accordance with plans, specifications, and contractual requirements.
- Lead preconstruction activities, including quantity takeoffs, estimating, selection of subcontractors, and preparation and submission of bid proposals to the owner.
- Serve as the leader in design-build efforts, coordinating with design teams and stakeholders to integrate design and construction processes effectively.
- Manage the subcontractor buyout process, including negotiation and completion of contracts with subcontractors and vendors.
- Review, monitor, and manage the project budget, construction costs, and other financials to achieve project objectives and maintain profitability.
- Create, maintain, and update detailed construction schedules to ensure project milestones and deadlines are met.
- Conduct weekly owner-architect-contractor (OAC) meetings and regular onsite visits to monitor progress and verify the quality of construction.
- Identify and address issues that may impact schedule, cost, or quality, and implement corrective actions as needed.
- Coordinate with field teams to ensure safety, productivity, and adherence to project plans and specifications.
- Prepare and present project status updates and reports to stakeholders throughout the project lifecycle.

Essential Skills

- Minimum of 5+ years of experience as a Project Manager on commercial construction projects.
- Proven experience managing large-scale projects, including at least 2 warehouse construction projects or projects valued at $15 million or more.
- Strong project management skills with the ability to oversee multiple phases of construction from preconstruction through completion.
- Experience with Procore or similar construction management or CRM software.
- Ability to lead design-build efforts and coordinate effectively with design professionals and stakeholders.
- Demonstrated ability to manage project budgets, construction costs, and financial performance.
- Proficiency in developing and maintaining construction schedules.
- Excellent communication and relationship-building skills with owners, architects, subcontractors, and internal teams.
- Strong problem-solving skills and the ability to make sound decisions in a fast-paced construction environment.

Pay and Benefits
The pay range for this position is $120000.00 - $150000.00/yr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
