## Job Description
JOB SUMMARY
The Property Manager is responsible for the day-to-day management, financial oversight, and tenant relations for assigned commercial properties, including office, retail, and industrial assets. This role ensures properties operate efficiently, remain well-maintained, and deliver a positive experience for tenants while meeting financial performance goals.

JOB DUTIES AND RESPONSIBILITIES

Property Operations
Support rental rate determinations by researching local market trends, analyzing overhead costs, depreciation, taxes, and profit objectives.
Advertise vacancies through online listings and referrals, coordinate property showings for prospective tenants.
Manage tenant contracts by negotiating lease terms, collecting security deposits, and ensuring compliance with lease agreements.
Achieve financial goals by collecting rent, paying invoices, forecasting budget requirements, analyzing variances, and implementing corrective actions.
Oversee and coordinate daily operations and building systems for assigned commercial properties.
Investigate and resolve tenant complaints, enforce occupancy rules, inspect vacant units, and coordinate repairs and renovations.
Serve as the primary liaison among tenants, vendors, accounting, and maintenance teams to ensure timely project completion and tenant satisfaction.
Oversee all property-related projects, including construction, vendor management, and maintenance activities.
Procure, manage, and coordinate all vendors servicing the properties.
Coordinate project and lease management, including construction, tenant build-outs, and other lease-specific requirements.
Conduct regular property inspections to identify and address maintenance and safety concerns.
Maintain up-to-date property files, records, and compliance documentation.

Tenant Relations
Act as the main point of contact for tenant inquiries, service requests, and communication.
Coordinate tenant move-ins, move-outs, and lease renewals.
Address and resolve tenant concerns promptly and professionally to ensure satisfaction and retention.
Ensure compliance with lease terms and property regulations.

Financial Administration
Manage accounting functions including accounts receivable/payable, invoicing, budgeting, reconciliations, and general ledger maintenance.
Prepare and track property budgets and expenses.
Process invoices, purchase orders, and utility payments in a timely manner.
Support rent collection, delinquency reporting, and lease administration.
Prepare accurate and timely monthly financial and operational reports.

Administrative Support
Maintain accurate property databases and management software records.
Prepare correspondence, reports, and materials for meetings and ownership review.
Coordinate property-related events, inspections, and contractor site access.

## Requirements
EDUCATION/KNOWLEDGE/SKILLS/ABILITIES:
Associates or Bachelors degree in Business, Real Estate, or a related field preferred.
3–5 years of experience in commercial property management across multi-building, retail, or industrial portfolios.
Strong organizational, multitasking, and problem-solving skills.
Excellent written and verbal communication abilities.
Proficiency in Microsoft Office Suite and property management software (e.g., Yardi, MRI, AppFolio).
Solid understanding of financial reporting and lease administration.
Customer service–oriented with a focus on professionalism and tenant satisfaction.
High attention to detail and strong analytical capabilities.
