We are currently seeking an experienced professional to join our team in the role of Workspace Design and Construction Senior Manager - India
- The role holder will be team lead for the function in market, providing effective, compliant and functional leadership across the full breadth of the market annual capital program ( and breadth of portfolio) and understand HSBC workplace principles , design and engineering standards and how projects can deliver value through the program. With a deep expertise in area of specialism and a leading technical Subject Matter Expert, the role holder is accountable for the function being appropriately managed and services delivered through the partnership model are in line with the banks contract management requirements, and the RES annual strategy. Balancing performance, cost, quality and risk mitigation as well as having a firm understanding of ( spatial, contract and vendor) performance related data and its use will be key to the role. The role holder will strategically lead and manage all outsourced services for the function within market, resolving any underperformance or issues and value-add initiatives, acting as a point of escalation for the markets program and project related issues. As the program and market matures, the role holder will continue to embed the RES and functional strategy into the annual program by identifying any further outsourcing opportunities for both services and suppliers where required. A firm knowledge of local market costs and contracting forms will be an advantage. As market lead, the use of SME experience and knowledge will be required to coach the broader team and implement enhancements to best practice/performance across the WDC function which serves all bank entities and their real estate strategic plans within the market. Experience working within a global matrix environment, collaborating with and proactively managing stakeholders in the relevant business, functions and within RES will be an advantage to drive value and efficiently maximize the integrated planning, budgeting, service enhancements and delivery for the Bank.
In this role, you will:
As subject matter expert of Capital Projects and Contract Management take proactive ownership, plan, drive and manage the respective sub-functional area of Real Estate Services within the market and ensure that the vendor contracts are delivered inline with the terms and conditions outlined. Lead and manage the market relationships with the supplier(s) providing clarity on roles and responsibilities and acting as the main point of escalation for activities at a market level to maintain performance standards. In partnership with the supplier(s), ensures any underperformance is addressed at a market level to ensure no negative impact on the business. Where appropriate, investigate and support initiatives at a regional level through the market annual program. Oversee and supervise the Project Management (MDP) team to ensure all roles and responsibilities are understood and complied with including the accuracy of information being reported. Partner with the Global Governance team (IPMO) to ensure alignment with the banks standards, and that operational enhancements and value-add services are implemented and cascaded across the market. Ensure all market projects/services have been captured for the Financial Reporting Plan (FRP) and review and recommend action on expenditure that drive improvements and cost savings. Understand workplace metrics and RES data to generate improvement insights. Understand how value is delivered to the bank through projects. Understand modern workplace principles and the changing nature of the Corporate Real Estate industry and future trends as they pertain to corporate portfolios
Typical Targets and Measures : Achievement of regional RES Metrics and Balanced score card (Contract KPIs), KPI and KCIs. All policies complied with. Line Manager and stakeholder feedback. Adequate standard operating procedures/processes in place, where required, and no high-risk 2nd/3rd line of defence audit findings. All data is accurate, up to date and complete. FRP delivered on plan and budget subject to change control process. Meet all regional costs, timeline and delivery targets to ensure forecast and actual spend profiles are accurate and aligned. Ensure appropriate financial approvals are in place and the timely payment of invoices. Articulation on the use and value of data, with a demonstrated application on decision making and stakeholder management underpinned by market insights.
Customers / Stakeholders : Proactively manage internal stakeholders offering RES and Workplace solutions to suit their needs. Develop and maintain long term relationships with the supplier(s) and work in collaboration to improve service, risk and cost. Using your technical knowledge, create strong working relationship within all teams within RES to maximise cross functional benefit and efficiency. Maintain positive and engaging relationships and communications with businesses/functions and internal RES teams. Responsible for the supplier(s) and their performance and impact. Create a strong working relationship with IWPB, Facilities Management, Transactions, & Estate Management, Workplace, Health & Safety, Protective Security and the Operational Management teams.
Typical Targets and Measures: Line management, supplier(s) and stakeholder feedback. KPI and KCIs met & Favourable customer/ internal stakeholder satisfaction survey results
Leadership & Teamwork: Working with the supplier(s) as one team to ensure integrated delivery across RES. Coach and guide the team to ensure our values and behaviours are being demonstrated to enhance relationships, performance and productivity. In collaboration with the supplier(s) define and share communication materials/presentations that can be used to educate and provide performance output to all stakeholders, businesses/functions. Keep abreast of industry best practices and keep in line with market practices. Share knowledge regionally and globally. Convey any changes to the Bank’s strategy and functional plans to the supplier(s) to enhance their knowledge and performance. Organise and chair formal review meetings in line with the functions governance framework.
Typical Targets and Measures: Evidence of collaboration, positive behaviours and best practice. Positive impact at market level on the delivery of roles and responsibilities. Knowledge sharing within the sub-function. Any local contract supplier(s) to be informed of and aligned to relevant strategy and function updates. Achievement of scorecard targets. Attendance and contribution at relevant meetings.
Operational Effectiveness & Control: Ensure all contracts in market are managed by the global supplier(s) or aligned to the or RES blueprint to avoid duplication of effort. Ensure compliance with all legislation in relation to the function and as lead, act as the market single point of escalation for exceptional performance problems. Ensure adherence across region of all global policies and standard operating procedures. Adequate local policies exist where different to Global Standard Operating Procedures and contract arrangements. Implement the functions framework and processes for monitoring and reporting of performance and cost of the function across market. Coordinate, manage and oversee the capital program, budget and plans. Coordinate with supplier(s), RES and stakeholders to ensure appropriate approvals, planning and execution of services/projects. Ensure delivery and operations meet business requirements and service levels are achieved. Ensure all required local contract(s) due diligence is undertaken locally, where not performed at a global level
Typical Targets and Measures: No contracts to exist outside of RES blueprint, unless approved by The Head of RES India and the WDC Regional Lead. Any local contract supplier(s) to be informed of relevant policy updates. Compliance to policies and no high risk findings. Achievement of all plans and reporting requirements. Management of Risk (Operational Risk / FIM requirements): The role holder will also continually reassess the operational risks associated with the role and inherent in the business, taking account of changing supply chain, economic or market conditions, legal and regulatory requirements, operating procedures and practices, management restructurings, and the impact of new technology This will be achieved by ensuring all actions take account of the likelihood of operational risk occurring Also by addressing any areas of concern in conjunction with line management and/or the appropriate department

Knowledge / Qualifications
- Professional qualification in a Project Management discipline, Engineering, Construction Management, Contract Management or a relevant equivalent. Comprehensive knowledge of a broad range of SME activities and issues faced by large corporates. Expertise and knowledge in relation to Supplier Management, contracting structures and construction administration SME within a real estate context
- Significant experience in managing RES SME activities at market and as a benefit, inter regional engagement and experience. Demonstrated ability to successfully manage multiple projects of timely and quality results in different geographies. Demonstrated results in delivering successful risk management and control processes. Good working knowledge of Real Estate technology platforms for planning, analysis and decision making. Experience in transformation and deployment of outsourcing and technology. Demonstrated results in managing Suppliers and Supplier/stakeholder issues. Proven ability to prioritize competing demands and handle ambiguity. Demonstrated experience in managing diverse and at time conflicting requirements between business and group standards. Strong analytical background and proven ability in analytical rigor, including being able to contextualize data into business activities and conclusions.
