Job Description: Engineer/Building Manager
Department: Work Dynamics (WE&O)
Location: Beijing
Reports To: Hub lead
Operations & Maintenance
• Manage daily operations across main buildings and multiple sites, ensuring seamless functionality of HVAC, electrical, plumbing, and fire safety systems.
• Oversee vendor performance for mechanical/electrical, cleaning, plants, fire safety and waste management across all locations, ensuring consistent service delivery standards.
• Implement centralized preventive maintenance programs to minimize equipment downtime, optimize asset life, and ensure operational continuity across the multi-site network.
• Lead space planning and office seating allocations for various business units within the portfolio to optimize real estate footprint and enhance workplace efficiency.
Financial & Vendor Management
• Develop and manage the annual facility operational budget (OPEX) and capital budget (CAPEX) for main buildings and multiple sites portfolio, ensuring accurate forecasting and cost control.
• Negotiate and consolidate service contracts with local vendors to leverage economies of scale, ensuring cost-efficiency and high-quality service across all nodes.
• Audit utility consumption across all sites and implement targeted energy-saving initiatives to meet corporate sustainability goals and reduce carbon footprint.
EHS & Compliance (Environment, Health, and Safety)
• Ensure strict compliance with local municipal regulations, national fire codes, and building safety laws for all managed properties.
• Lead emergency response planning and coordination across the portfolio, conducting regular fire drills and support safety training for local staff at each site.
• Maintain high indoor air quality (IAQ) standards and enforce rigorous office hygiene protocols to ensure a safe and healthy working environment.
Team Leadership & Stakeholder Management
• Supervise and mentor a distributed local facilities team and on-site vendor staff across multiple locations, fostering a culture of excellence and accountability.
• Act as the primary liaison with building landlords, local government bureaus, and property management companies for all managed sites, managing relationships and regulatory requirements.
• Collaborate with Local IT and bank operation teams to support employee events, office upgrades, and seamless workplace experiences across the network.
Education & Experience
• Bachelor’s degree in Mechanical/Electrical Engineering, Facilities Management, Property Management, or a related technical field is a must.
• 10+ years of experience in corporate facilities management, with proven experience managing multi-site portfolios or large-scale operations.
• Proven track record in managing complex engineering systems and coordinating office fit-out projects or large-scale office relocations.
Skills & Knowledge
• Bilingual fluency in written and spoken Mandarin Chinese and English is highly preferred.
• Deep understanding of local building codes, national fire safety regulations, and green building standards (e.g., LEED or WELL).
• Strong proficiency in using CAFM (Computer-Aided Facility Management) software and MS Office for data analysis and reporting.
Competencies
• Excellent negotiation and vendor management skills, with the ability to manage multiple suppliers simultaneously.
• Strong problem-solving ability under pressure, particularly when handling facility emergencies across multiple locations.
• Customer-centric mindset to deliver a high-quality, consistent workplace experience for employees across all sites.
