Job Title: Project Manager Job Description This Project Manager role supports complex construction projects at a major semiconductor campus, with a primary focus on commercial and financial management rather than day-to-day field operations. You will own the financial and contractual aspects of highly technical MEP scopes, ensuring that construction decisions align with project budgets, profitability, risk, and overall success. Working closely with Superintendents, Project Engineers, and Operations teams, you will help drive successful project execution while maintaining strong financial performance across large-scale commercial, data center, and semiconductor projects. Responsibilities
- Manage project budgets, including establishing, monitoring, and adjusting budgets throughout the project lifecycle.
- Prepare and maintain accurate financial forecasts, commitments, and project exposure reports to support informed decision-making.
- Administer contracts, including reviewing terms, tracking compliance, and managing subcontractor agreements and related documentation.
- Lead the pricing, negotiation, and processing of change orders to ensure fair, timely, and accurate commercial outcomes.
- Evaluate the cost implications of RFIs and other design or scope changes, and communicate financial impacts to project stakeholders.
- Track and report project costs, ensuring alignment with budgets and forecasts and identifying variances early.
- Prepare and manage pay applications and invoices to ensure accurate, timely billing and cash flow management.
- Oversee subcontractor financial management, including reviewing payment applications, monitoring cost performance, and supporting buyout activities.
- Collaborate closely with Superintendents, Project Engineers, and Operations teams to align field execution with financial and commercial objectives.
- Support the financial and commercial execution of complex MEP scopes, leveraging technical understanding of mechanical, electrical, and plumbing systems.
- Contribute to project financial reporting, providing clear, concise updates on budget status, risks, and opportunities.
- Ensure that construction decisions are evaluated for their impact on budget, profitability, risk, and overall project success.
Essential Skills
- Minimum of 5+ years of Project Management experience in construction.
- Strong MEP construction, with deep understanding of mechanical, electrical, and plumbing systems.
- Proven experience managing construction project financials, including budgets, forecasts, and cost tracking.
- Hands-on experience pricing, negotiating, and processing change orders.
- Experience evaluating cost implications of RFIs and scope changes.
- Demonstrated ability to manage budgets, forecasts, commitments, and project exposures.
- Experience with subcontractor financial management and contract administration.
- Experience in commercial construction projects.
- Experience supporting large-scale commercial, data center, or semiconductor construction projects.
Additional Skills & Qualifications
- Experience with buyout processes and cost management for construction projects.
- Intel campus or semiconductor project experience is highly preferred.
- Experience working for a General Contractor is preferred.
- Ability to work effectively with Superintendents, Project Engineers, and Operations teams on complex, mission-critical projects.
- Strong commercial acumen and understanding of how technical decisions affect financial performance and risk.
Work Environment This role operates in a dynamic, large-scale construction program environment supporting one of the largest semiconductor construction efforts in the United States. You will work alongside experienced project teams on complex, mission-critical projects with highly technical MEP scopes. The position is primarily office-based and commercially focused rather than field-focused, with regular collaboration with on-site operations and field personnel. The work environment emphasizes teamwork, professional communication, and rigorous financial and contractual oversight in a fast-paced, technology-driven setting.

Pay and Benefits
The pay range for this position is $50.00 - $70.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
