About this role

ASSISTANT CONSTRUCTION MANAGER

JOB DESCRIPTION

At Thrive we believe in building places people are proud to call home. Thrive Companies is a vertically integrated real estate developer focused on large-scale, mixed-use communities. Our developments seamlessly integrate residential, commercial, and lifestyle spaces with exceptional service to create vibrant, inclusive environments where individuals and businesses can thrive.

POSITION SUMMARY

The Assistant Project Manager supports Thrives Project Managers across the full life of a project — from preconstruction through active construction and closeout. Working side by side with the Construction team, the Assistant Project Manager keeps the details that move a project forward organized and current: scopes and contracts, submittals, RFIs, change orders, meeting minutes, and project reporting. Many of the responsibilities mirror those of a Project Manager, which makes this a deliberate growth role: it is built for someone ready to learn the business of building and eventually step into a Project Manager position.

REPORTS TO: Project Manager

ABOUT THRIVE CONSTRUCTION

Thrive Construction is built on a shared devotion to creating meaningful relationships — the kind that make us better people and fill our lives with authenticity. We are inspired by our work and by our ability to build for people looking for a community: a place to call home, neighbors to build lasting friendships with, and a place to create memories for a lifetime.

Active Construction

- Manage submittals from receipt through approval, maintaining the submittal aging report and tracking every item to resolution.

- Record and distribute meeting minutes for weekly coordination meetings, and participate in the daily huddle with the Construction team.

- Assist the Project Manager with budget and schedule tracking.

- Track and monitor escalation, keeping the Project Manager informed of potential cost and schedule impacts.

- Prepare, track, and process change orders.

- Support ongoing safety and SWPPP compliance throughout construction.

- Prepare project reports as needed.

Closeout

- Issue job closeout notifications.

- Compile and organize warranty documentation.

- Track closeout paperwork and upload all documents to the project record.

Trade Partner Relationships

- Serve as a consistent point of communication for Trade Partners, treating each with respect and transparency at every stage of the build.

- Help resolve conflicts with Trade Partners through clear communication and mutual respect, escalating to the Project Manager when needed.

Technology and Administration

- Use Thrives technology platforms for project documentation, tracking, and communication.

- Manage digital storage of project files, keeping documentation organized, accurate, and current.

Growth and Development

- Work alongside the Project Manager to build the skills and judgment needed to advance into a Project Manager role.
