Location: Remote from Latin America

Position Type: Full-time

Salary : $2,500 - $4,000 USD/Month

Schedule: Monday – Friday, aligned with US Mountain Time / MT business hours

Job Overview

Our Client is a privately held real estate investment, development, and asset management enterprise headquartered in Edwards, Colorado. Operating across a diverse, multi-entity portfolio—spanning manufactured housing communities, extended-stay and RV operations, small multifamily, retail, commercial condos, self-storage, light industrial, and active ground-up construction—our client manages stabilized assets alongside active for-sale development projects. Built entirely within Yardi, the company operates through a complex web of operating subsidiaries, GP/LP partnership structures, equipment leases, and intercompany management fee networks. Our client provides a lean, high-ownership remote environment where executive accounting leadership directly safeguards financial integrity, debt compliance, and partner distributions.

The Role

Our Client is seeking a high-judgment, hands-on Remote Controller to serve as the senior financial officer for consolidated accounting operations. Reporting directly to the President, this team member will own the end-to-end consolidated reporting process, eliminate intercompany transactions, direct a team of two staff accountants, and maintain rigorous workpaper standards. The Controller will manage Construction-in-Progress (CIP) accounting, assemble lender draw packages, oversee GP/LP equity tracking and distribution waterfalls, direct CPA tax preparation (K-1s), and set up new entity accounting structures within Yardi.

Key Responsibilities

Consolidated Financial Reporting & Intercompany Reconciliations

- Owns and produces monthly consolidated financial statements across all operating companies, holding entities, and GP/LP partnerships.

- Manages proper eliminations for intercompany management fees, equipment lease income, intercompany loans, and intercompany AR/AP balances (ensuring no intercompany balance remains outstanding past 30 days without clear resolution).

- Inherits and maintains the detailed monthly entity-by-entity workpaper and notes tracker, capturing period-end adjusting entries, open items, and accounting policy resolutions.

- Reviews and approves journal entries, reclassifications, and period-end adjusting entries while evaluating proper capitalization versus expense treatments across active projects.

###

Construction, CIP & Development Accounting

- Manages Construction-in-Progress (CIP) accounting for active development projects, tracking costs by job and coordinating capitalization accuracy with the VP of Construction.

- Prepares and submits comprehensive lender draw packages, assembling supporting documentation and managing lender-specific submission timelines.

- Calculates, documents, and recognizes development fees charged to partnership entities while maintaining complete audit trails.

- Performs cost-to-complete versus budget variance analyses by project, proactively flagging potential cost overruns to the President.

###

Partnership, Fund Accounting & Tax Coordination

- Maintains cap tables, equity tracking ledgers, and waterfall models across GP/LP partnership entities.

- Calculates and processes LP distributions, analyzing timing relative to projected partner tax liabilities, dispositions, and refinances.

- Manages investor return telemetry within Agora (or similar portals), posting tax documents, distribution notices, and return-of-capital statements.

- Serves as the primary contact for external CPA/tax advisors—coordinating K-1 preparation, entity-level tax strategies, depreciation schedules (real property, equipment, leasehold improvements), and year-end planning.

###

Team Leadership & Entity Setup

- Directs, reviews, and mentors a remote accounting team of two staff accountants, establishing high standards of independent judgment and reviewing work product before final sign-off.

- Owns the month-end close checklist, maintaining authorization protocols for checks, wires, and ACH transactions.

- Sets up chart of accounts, entity structures, opening balances, and consolidation trees for new real estate entity acquisitions directly in Yardi.

- Maintains the comprehensive portfolio loan schedule, tracking principal balances, maturity dates, interest rates, debt covenants, and monthly debt service requirements.

Qualifications, Skills and Key Competencies

Required Qualifications

- Senior Real Estate Accounting Leadership: 5+ years of experience as a Controller, Accounting Manager, or Senior Real Estate Accountant overseeing multi-entity real estate portfolios.

- Yardi Software Mastery: Non-negotiable, expert-level proficiency in Yardi across multi-entity property management, accounting, and consolidated financial reporting modules.

- GAAP Real Estate Accounting: Deep knowledge of U.S. GAAP as applied to commercial real estate—including CIP accounting, capitalization vs. expensing rules, depreciation schedules, and revenue recognition for for-sale residential units.

- GP/LP Partnership & Fund Accounting: Practical experience with partnership accounting, cap table tracking, LP distribution calculations, waterfall models, and CPA coordination for K-1 issuances.

- Accounting Team Management: Proven track record supervising, reviewing, and elevating the output of staff accountants in a remote setting.

- Fluent English Communication: Native-level written and spoken English skills to collaborate directly with company leadership, external CPAs, lenders, and partners.

- Schedule Alignment: Full availability to work full-time standard business hours aligned with US Mountain Time (MT).

- Remote Workspace Infrastructure: High-performance personal workstation, HD webcam, noise-canceling headset, and enterprise-grade high-speed internet connection in a secure, quiet home office.

- Hands-on experience preparing and submitting commercial construction draw packages to institutional lenders.
