General Description and Classification Standards:
The Building Maintenance Technician II is responsible for performing routine and skilled maintenance, inspection, and repair activities to ensure airport buildings and related facility assets are safe, functional, and well maintained. Duties include performing inspections, preventive maintenance, and corrective repairs on building systems and facility components within both secured and unsecured airport areas. This position supports continuous airport operations by addressing service requests and maintaining facility infrastructure in accordance with established standards and procedures.
Typical work includes maintenance and repair of facility assets such as doors, windows, roofs, walkways, lighting, plumbing fixtures, basic electrical components, mechanical equipment, and related building systems.
Supervision Received:
Works under direct supervision and follows established policies, standard operating procedures, and written instructions to accomplish assigned tasks
Knowledge Skills and Abilities
This is a partial listing of necessary knowledge, skills, and abilities required to perform the job successfully, it is not an exhaustive list.
• Knowledge of routine and minor building maintenance and repair practices, including painting, drywall repair, basic plumbing repairs, and replacement of fixtures and hardware.
• Knowledge of basic electrical and mechanical building components, such as lighting systems, switches, outlets, and small equipment, sufficient to perform assigned maintenance tasks safely.
• Knowledge of standard safety practices, tools, materials, and methods used in building maintenance work.
• Ability to efficiently plan and complete assigned tasks within established timeframes and work schedules.
• Ability to identify maintenance issues and safety hazards and take appropriate corrective action or report issues as required.
• Ability to use hand tools, power tools, and maintenance equipment safely and effectively.
• Ability to follow written and verbal instructions, policies, and standard operating procedures.
• Ability to maintain accurate records related to work orders, maintenance activities, and materials usage.
• (Internal) Knowledge of departmental operations, policies, and procedures applicable to building maintenance within an airport or large facility environment.
Minimum Qualifications
Education and Experience
1. High school diploma or GED required
2. At least 2 Years of building repairs and maintenance, or trade proficiency in basic plumbing, simple electrical, carpentry, drywall, tile, flooring, and painting or another related field.
3. Must demonstrate the ability and competency to advance to Building Maintenance Technician III within 18 months of Hire.
Licensures and Certifications – Valid Georgia driver’s license.
Preferred Requirements - Class A CDL, Class B CDL, Trade Certifications
Work Environment
Work is performed in a variety of indoor and outdoor building environments within an active airport setting. Duties may include work in mechanical rooms, restrooms, offices, public spaces, and other facility areas, as well as limited exterior work adjacent to buildings. The position requires frequent walking, standing, climbing, bending, lifting, and the use of hand and power tools. Employees may be exposed to noise, dust, chemicals, cleaning agents, electrical components, and moving equipment. Work may occur in both secured and non-secured areas and may require working extended hours, nights, weekends, holidays, and responding to emergency or after-hours maintenance needs as required to support continuous operations.
Lifting Requirements
Medium work : Exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
